It's a Beautiful Easter in Seven Lakes...

If you're stuck in the snow up north, consider moving to an area where the weather is beautiful almost every day of the year! We're getting ready to celebrate Easter and spent the day at a local egg hunt here in Seven Lakes West. It was 75 degrees and sunny. The kids had a blast and the adults seemed to be enjoying themselves too! After the egg hunt, we took the boat out on Lake Auman and cruised around the lake looking at all the beautiful homes on this thousand acre, spring-fed lake. What an amazing day. Pictures to come later...

Thank you to those who attended our office open house. It was a great success, with many agents from our local association, plus a few Keller Williams agents from neighboring counties! It was great to see everyone and a special thanks to David Williams from Cary, and all the Fayetteville KW folks who came and shared their knowledge and experience with us!!

The past few Keller Williams events I've attending have been unbelievable and eye-opening. I cannot wait to attend Family Reunion and soak up the knowledge that will undoubtedly come my way.

High School Reunions

Apparently everyone was nervous about the 10 year high school reunion I went to last weekend. Well, we had a great time and it was very surreal seeing all my old friends and classmates. All the girls looked the same. Some of the guys have grown (up not out!). It was not the nerve racking, show-off, uncomfortable weirdness that I thought it might be. What a relief. I was also very impressed and proud of how successful many of my classmates had become. Many of them have beautiful children, lovely spouses, and are living very normal, but impressive, lives. An amazing feat considering some of the trouble we used to get into in school! Well, my take-away from the event is that I encourage all of you to go to your reunion and enjoy it, you might even get some business out of it!

To Buy or Not to Buy...

What are the buyers waiting for? There has never been a better time to buy, especially in our area. Prices continue to drop, there is a large selection of homes on the market, many of which have been vacated long ago, or never lived in. Buyers are in a great position to negotiate the price they want on the terms they want. But the buyers seem to be wary of making a committment. I fear many of them will miss out on a great opportunity and end up buyer on the price upswing. If I were in the market for a home, now is the time and I would be jumping at the chance to scoop up a great home for a wonderfully low price. The amenities in our area continue to get better each and every year. Market shmarket...things aren't that bad and they're not bad at all for those in the market for a deal on a home!

What a great time to be a buyer! Prices are dropping, interest rates are low, and you can have your pick of homes at bargain basement prices. Foxfire Village is a great example of this. Located just minutes from Pinehurst and Southern Pines, Foxfire is a quaint golf course community. A quiet neighborhood with large lots, mature landscaping, new homes, ponds, tennis...all around great amenities.

If you're in the neighborhood, that being Southern Pines, NC, come check out the new Frontgate Office! We've renovated and are almost finished with our new high tech, high production offices. The workspace is great. I love it. Clean, new, lots of storage and my own personal space to spread out and get to work! Can you tell I'm excited?

I just have to hang new pictures of my kids and I'll be ready to sell that next home.

Home Tax Vote Tues. Nov 6

This Tuesday there will be a transfer tax issue on our ballots here in Moore County and in 16 other North Carolina counties. Also know as the Home Tax, the tax is paid anytime real property is exchanged, and it is paid by the seller. That seller will then net less for his home, therefore having less spending power for his next home. The effects of this are obvious. More money paid to the government and less money for consumers to spend on real estate, consumer goods, and other purchases that positively affect our economy. The tax unfairly targets a segment of the population that contribute most to the economy--homeowners.

  • Most homeowners have jobs--they pay income tax. One can infer that the more expensive a home one owns, the more income tax one probably pays.
  • Homeowners spend money maintaining, fixing up, and buying "stuff" for their homes--they pay sales tax.
  • Homeowners pay property tax--they already pay taxes every year based on the value of their home.

How much tax can a person pay on one item?!?
