Something wired just happened... my original version of this post just disappeared from my Blog while I was checking the comments.  I was lucky enough that I had a copy in my editing program so here I post it again!!!  Talking about second chance!

La Vegas has always been famous for its perception of the city as a risk taker, opportunities and second chances. That was, and still is, the fascination with people who are looking for a new fresh, better life. How many thousands have moved to Las Vegas for the chance to start over, to try on a new town, new image, maybe even a new name? The number of new comers is still impressive in spite of all the economical downturn in the local economy... Las Vegas is unique in that sense for the continuous grows of population. Still growing and growing!

What are all those people looking for... Really?

The second chance for many as well as a new beginning... For the past several years it was the dynamic behind the extraordinary population grow in Vegas. That had a ripple effect on the local economy, housing industry, construction industry... and impacted the truism, gambling and entertainment.

It worked on all levels to the point of a sonic boom!... in 2003. Everybody wanted to be a part of - Las Vegas Renaissance - history, either by moving in, visiting or having temporary jobs... It was the land of opportunities. the chances for a new better life... The second chance for many! But the housing market... and all the rest of the economical downturn changed significantly all that!!!

Las Vegas still remains a place where anything is possible... Still in the game ! We see that recovery in the housing market already started ... baby steps but going... And as soon as the general economy recovery will kick in... THIS IS THE PLACE TO BE! There we'll see Las Vegas second Chance! Coming back to the good old times!

• But what about the regular folks - when do they get a chance for a do-over?

In the light of all the ramifications from the housing and financial crisis, cost of living, unemployment life is not easy for most of regular folks here in Vegas and elsewhere... People needs help... a second chance...

Today in the news: Political theater offering up a multitude of second acts

• This year Congress extended unemployment benefits for 13 weeks for job-seekers who have been out of work half a year.

Nevada's unemployment rate hit 6.4 percent for June, the highest in more than a decade, even than after the post-Sept. 11 downturn. Nearly 40 percent of the jobless last month exhausted their benefits, the state says.

Nevada's entire delegation ultimately voted to expand benefits, and a few weeks ago Bush signed the bill into law.

Come Thursday, workers will also see a boost in the minimum wage, when the next phase of the $2.10 hourly increase Congress approved in early 2007 takes hold.

The $5.85 federal hourly rate increases by 70 cents to $6.55. In Nevada the two-tier rate schedule means companies that offer health insurance will need to boost pay to $6.55 on Thursday. Those that don't offer insurance will be able to keep their wages at the existing $6.85, postponing any increase until April, when the state annually adjusts.

Money can't make everything turn out OK. But Washington believes a little more cash in the pockets of regular folks might help make a fresh start.

House Sitters ... Help to Sell A Home Faster?

How can the seller seal the deal more quickly this days? In a buyer's market where houses are waiting empty for so long and owners are so anxious to sell there is a help on the horizon... is a new twist that is helping sellers seal the deal faster.

It is not a lease. It is not a rent. It is not a determined period of tenancy... It is a job: House Sitter. There is no telling for how long he/she will be living in the house.

So how does this all work?

1. The owner hires a House Sitter

• The house sitter pays a percentage of the mortgage, typically 25% to 50% to help cover costs.
• A reputable company screens its sitters carefully, checking criminal history.
• Smokers and pet owners are out.

2. The owner hires a Staging Company. So here is the bottom line, you may be wondering if the temporary tenant foots the moving bill every time a home is sold.

• Actually, the staging company pays for the move.
• In return the company gets a percentage of the sale once the buyer closes on the home.

It seems that everybody involved gets a fair share, release some of the pressure off the owner, it is an enjoyable undetermined tenency, it is a home staging that helps to show the property at its best.

I've been invited to see a beautiful home whose House Sitter was living for more than 6mo. and quite happy with the job. Always there to show the property and enjoying the time.

It is a win! win! situation that is becoming a trend in Las Vegas.

The real estate market will come back in Las Vegas (and else where...) but it will not be with a sonic boom. It is likely to be subtle, below the public's radar. The revival will probably begin in the areas hit hardest. Recovery as well as the Declining market is local. One of the hardest hit market was Las Vegas, where the majority of homes -for Sale- are on relatively new developments. What happened in Las Vegas (market) recovers here in Las Vegas...

• Now that prices of new houses have fallen as much as 30%, they are returning- prompting a turning point in the housing cycle.

- KB Home - custom homes with craved cathedral ceilings, formal dining and living rooms, fancy wrought-iron railings on windows and balconies are turning into affordable small sized homes. But affordability can't compromise the quality of life style and the builders are extremely specific about what they want to keep. Buyers welcome affordable houses as long as they offer plenty of bedrooms. They also don't miss the formal living and dining rooms if KB provides a "great room" combining the two in one open space that includes a generous-sized kitchen. And of-course the cool refreshing pool in the backyard is the tip of the cake.

We can live small but comfortable and in style.

Las Vegas house prices are in freefall, dropping more sharply than in any other large U.S. city... Bad news Good  news!

In early 90's Las Vegas was known for the comfortable affording housing. The price of gasoline, food and utilities were cheap. Many Californians would move to Las Vegas - specially blue color workers-... Taxes were a major attraction for business and housing were tempting. A tree bedroom House would be below $100,000 ... There were the good years.

Somewhere along the way, Las Vegas exploded into a housing frenzy, new developments, Hotels, Casinos, High-rise Buildings, Resorts, Golf Communities... were growing like mushrooms after rainy days... Constructions everywhere brought jobs, new Casinos, Hotels and Restaurants brought even more jobs... The demand for housing went up to the roof.

The city once we new (a pretty dynamic, exciting city, never the less...) changed, almost over the night, into the world wide Mecca of Entertainment. The place of happening and glamour. In 2004 Las Vegas real estate went crazy. At the time, many of us thought it was just the most wonderful thing, an opportunity to reap a just reward for all our hard work. Homes roughly doubled in value... We were all ecstatic!

The Housing prices went out of control and the subprime mortgage practices pushed the entire housing market to a disaster. We had the bubble! ... When the mirage vanished, it left behind some very real carnage. Foreclosures are just part of it. Some home builders who couldn't sell any homes packed up and moved to greener pastures - or just packed up. Others have gone into hibernation, waiting for better times. It was very difficult times for those who have owned homes here since before the real estate market collapsed. Those skyrocketing values we were so giddy about a few years back? Just put them out of your mind and keep the "for sale" sign in the garage.

Did the bubble burst?... Some experts are not that confident but slowly and surely the real estate market will adjust itself and we'll see again the good days.

But what is a bad news, for so many, it is a good news for others... The old saying: When a door closes behind a window opens ahead!... It's called the new opportunity... the rule of reverse fortune.  As with most things, there's a silver lining. The plummeting values that many of us lament are great news for people who previously could not afford to buy a home in Las Vegas... LIFE IS NOT FAIR!!! It seems that way!

It is time to buy again in Las Vegas! Interest rates are still historically low, but because of the subprime fiasco, lending requirements have increased substantially. But this time around the home buyers must save up a lot more for a down payment. And that's not easy when the cost of everything -- gasoline, food, health insurance, etc. -- makes it doubly difficult to save. So, for those who can make the down payment and secure a loan, it's a great time to buy.

Remember!  "Homeownership isn't for everyone," writes Geoff Schumacher publisher of Las Vegas CityLife. But the dream may be too deeply ingrained in the American psyche to believe him.

This post was inspired by Aaron Auxier post: Siegel, Hughes, Wynn, and Adelson. Each led the Las Vegas Strip into a new direction. A great reminder that behind today's Las Vegas outstanding presence and glamour there are pioneers who's vision, dedication and determination made possible to put on the map the world capital of entertainment... And as Aaron pointed out: "The Las Vegas Strip is entering its fourth stage of major development, each stage being led by a single individual." ... Siegal, Huges, Wynn and Adelson.

In my previous post: That's the Story of!... That's the Glory of!... The Story Behind Sin City! I also made an incursion in the history of old Vegas days... Entertainment and gambling built Las Vegas' reputation as a play ground getaway of the world... From Bugsy Siegel, Liberace, Rat Pack, Frank Sinatra, Elvis Presley, The Beatles to about every big name in the show business ... They put Las Vegas on the map and made Las Vegas the world’s most famous city of entertainment. It isn't Las Vegas' fault, it's the world's fault for not taking Las Vegas seriously long, long ago.

In this post I like to talk a little about the invisible people who are behind the scene but who deserve all the credit for Las Vegas Strip stunning, exquisite, glamorous, glitzy, and dazzling display of buildings... None of those visionaries, developers and investors would be able to bring to light their dreams without the talent and professional excellency of Architects.

"Las Vegas has an architectural history. You see many of the same architects and architectural firms decade after decade, carrying on and enriching ideas, and that too has been ignored by the architectural mainstream." was said at AIA national convention-May 2005

Can a building be a work of art? Can a city be a work of art? ... YES, of-course it does!!!

Following that line of thought MGM Mirage City Center will stay tall and bold into the future as an ephitemy of 21st century Architecture. We can not talk about MGM Mirage City Center without to mention and honor the talent, creativity and vision of the architectural concept of a cosmic proportions. Las Vegas is the epicenter of this seismic phenomena.

Pelli Clark Pelli Architects. The principal group of Designer Architects whose heart, mind and soul is César Pelli, (82 years) the old school of modern Architecture. One of the best architects of our century Cesar Pelli and his partners architects Fred Clarke and Rafael Pelli (son) are the winners of the 2 biggest projects in the Country.
