We think every mortgage company should have a pledge, a promise they make to their clients and to themselves-- promises that are never broken under any circumstances. We do not consider this "corny" or some slick method of advertising.  All of our loan officers live by this pledge (at least while at work) and we take it very seriously. * No closing table surprises, ever. We will keep you up to date on your loan's progress. We have heard so many horror stories regarding "last minute changes" to mortgage loan interest rates and closing costs. We would expect you to report us to the BBB and the Arizona Department of State Banking if we behaved dishonestly.

*  We are not home loans "salespeople". You won't have to bargain with us like you would with other lenders. (And if you haven't bargained with other lenders, you might have made a mistake.) We are mortgage professionals, and we take pride in that. We find the best rate for your home loan and we put it on the table from the beginning. If you find a better offer on your home loan, take it! We don't believe that consumers should have to bargain for their mortgage.  Whether you've done this a dozen times or are a first-time homebuyer, we will treat you as you should be treated- with honesty.

* If you are want to refinance your mortgage, we will lock in a rate for you the day we take your home loan application (in person or on the telephone). However, if rates drop before you close, we will provide a new loan lock with the new lower interest rate. Ask other mortgage companies if they will do that for you! (This offer is usually not valid for new home purchases, due to the time restraints of a purchase contract.)

* We promise to search the country to find the lowest mortgage rates for our clients. We are brokered with over 100 wholesale lenders. We constantly monitor all of our wholesale lenders to make sure we can offer the best rates in the country.

1. Even if you are a first time homebuyer with very little or even no "established" credit, we can likely help you purchase a home. 2. We have many home loan programs that are ideal for self-employed borrower, in fact, there are too many to list here. 3. We offer oustanding rates and terms for jumbo mortgage loans. We are, undoubtedly, the best choice for jumbo mortgage loans if saving money is a priority for you. Why is that? Read on!

To be extremely competitive, we decrease the percentage of our revenue in proportion to the size of our loan. That way, we earn about the same amount of money, be it jumbo mortgage or a $200,000 condo loan. We don't think you should have to pay double the loan fees, just because your home loan amount starts with a "5" instead of a "3." Basically: we work on a sliding scale commission to be sure that we leave our competition in the dust. This is great news for the jumbo mortgage loan client. The fact of the matter is that the greater your loan amount, the less (percentage wise) we are going to charge you. Isn't that fair?

5. None of our Fannie Mae home loan programs have a pre-payment penalty. We only offer "pre-pays" in the case that the borrower can't qualify for any other type of loan. ("Bad credit" loans often come with early payoff penalties.)

6. We offer a 10-year interest-only ARM that is extremely popular with our investors right now. It is a Fannie Mae loan and allows the buyer secure, low, interest-only home loan payments, but leave the principal intact. The lower, interest-only payment allows our client's renters to cover the mortgage payment- and our client rides the climbing equity for 10 years. We love this loan.
