I have been working in Highlands Ranch since the late nineties and have helped hundreds of families choose Highlands Ranch and the communities around it. I strive to maintain a comprehensive market awareness-- what's going on in The Hearth, Eastridge, The Back Country, or even Highwoods, when the next Triathlon is, or when the rec center will be finished I love it when any of my families (past clients) call on me to find out when the next block party is or if a new trail is opening soon.. I am active in the community whether as a tribunal interpreting covenants and restrictions or as a soccer coach, or even just hanging out at the pool with my wife and boys, I see many of my client families before during and after the real estate transaction. Besides staying abreast of the Highlands Ranch market daily, I also continuously improve my professional awareness of legal issues, negotiating practices and national news related to the mortgage industry and ancillary niches that can effect the real estate processes. . Highlands Ranch NeighborhoodsHighlands Ranch finished September very strong relative to all of the "Sky is Falling" news in Real Estate lately. Our average price for a sold home in Highlands Ranch and Lone Tree combined increased quite a bit from the end of August. We started September at about $343k and finished at about $383k. Although we had fewer sales in September than we did in August, that is a typical seasonal pattern. I generally help home sellers understand that when the number of new listings decreases at the same time the number of under contract homes increase-- it's a good time to list their home to sell. That happened twice in September in Highlands Ranch. The second week of September we had a good dip in new listings while 3 weeks in a row our new under contracts increased over the previous week in September and even beat August's performance. In fact, the number of new listings for the week ending 9-30 was the lowest increase to inventory since early summer! If the number of new listings continues to decrease we'll have to start calling this a neutral market instead of the Buyer's market that is on everyone's lips. Overall the total level of inventory is about the same level it was at the end of July. Interestingly, the average list price is up quite a bit and very close to the highest level of the year! This could explain the end of the trend of more and more homes under contract. Overall, Highlands Ranch continues to exhibit very typical Supply and Demand traits. The market is very fair right now and those who are willing and able to consider and react to all of the facts are getting very reliable results. This analysis is based upon my ongoing research and is provided as a summary of the entire market in Highlands Ranch and Lone Tree. I also track and provide information on individual neighborhoods. Neighborhood information is much more valuable, frequently has significantly different trending than the overall picture and I'm happy to share it with you free and with no obligation. I started my career in Highlands Ranch selling new homes in Westridge Knolls and have helped fmailies buy or sell homes in virtually every neighborhood in Highlands Ranch including: Back County -- The newest neighborhood in Highlands Ranch- Take a look at Shea Homes website http://www.backcountryco.com/ Carlyle Park Eastridge Pointe Eastridge Terrace Eastridge Village Falcon Hills - The original High-end neighborhood for Highlands Ranch. Complete with a gated entrance and great access to C-470 and the DTC. If you don't have to have a new home this is a great place to consider. Just South of C-470 on University, Falcon Hills is the Gateway to Highlands Ranch. Firelight - Newer homes here with some as late as 2006 but the majority were built from 2000 through 2005 from Shea Homes, Berkeley Homes, Beazer, Ryland, some great Joyce models up high on the hillside overlooking the rest of Highlands Ranch and Richmond. Firelight is home to the newest rec center in Highlands Ranch. The Southridge Rec Center is awesome! It has a great indoor/outdoor pool for recreation including a lazy river, a tethered log (made out of floating rubberized something-or-other) that the kids try to balance and walk across with the help of an overhead rope, a hot-tub and a castle-like squirt gun contraption that everyone loves overlooking a zero-depth pool so the youngest can walk into the water.
But beyond that, the rec center has lap pools, a great work-out facility with a jogging/walking track around it, tennis courts, basketball and lots more! Take a look at the website dedicated to the rec center at http://www.hrcaonline.org/Fac_Southridge.asp Hawkes Pointe- Primarily Oakwood and Richmond built homes- Once you've been through this neighborhood, you'll easily recognize it again, The Oakwood homes have terra-cotta tile roofs-- the red clay, waivy tile that is fairly unique in Highlands Ranch. Hearth- The Hearth is adjacent to Firelight to the South and the East. High Gate Highlands Ranch Golf Club Highwoods Hillcrest Indigo Hills Kentley Hills Lantern Hill Mansion Hills Mansion Place Mansion Pointe Northridge Palomino Park Richmond Point Settlers Village Southridge Crossing Stonebury The Hearth Timberline Ridge Tresana Weatherstone Westridge Glen Westridge Knolls Westridge Meadows Westridge Pointe Westridge Village I also have a great sytem for searching the MLS in Highlands Ranch or really any of the suburbs around Denver.
