Zip Code 20853, Rockville MD Market Report

This area of Rockville is the only one that saw increases in the average sold price - but the total dollar volume and units sold are down compared to Juen 2007. This area of Rockville includes Aspen Hill Park, Bel Pre Woods, Brookhaven, English Manor, Manor Lake/Park/Woods, Norbeck Estates and Wheaton Woods. I provide detailed reports on Rockville MD Homes for Sale including recently sold homes, homes that went under contract and active listings in dozens of neighborhoods.

Total active listings in zip 20853 totalled 215, of which only 10 were condos. 21 homes sold, 47 new listings came on the market and 22 homes went under contract in June 2008.

The average sold price was $597,887, a 15% increase over June 2007. Days on market more than doubled to 132 days. Total dollar volume sold decreased by almost 41%.

Market Report for Rockville MD Real Estate in Zip Code 20852

This area includes a high proportion of high rise condos in the neighborhoods of North Bethesda, Bentley Place, Grosvenor Park, Midtown Bethesda, Randolph Hills, The Gallery and Tuckerman Station. Prices, dollar volume sold and the number of units sold are all down in June 2008, compared to June 2007. Average sold price decreased 8% compared to last year, from $509,661 in 07 to $466,860 in June 08. Total dollar volume sold is down 26%. Days on market is way up, from 44 to 70.

Total active listings was 198 homes, of which 128 were condos. This amount of inventory has stayed steady for the past three months. 32 homes went under contract in June, and 59 homes came on the market. Last month (May 2008) 78 homes came on the market, and 49 homes went under contract.

Rockville MD Market Report in Zip Code 20850

The average sold price in Rockville's 20850 zip code is down over 18% compared to last year at this time but the dolloar volume sold is up by 24%. This zip code includes the Rockville neighborhoods of Americana Centre, Decoverly, Fallsgrove, King Farm, Rockshire, Rose Hill, West End Park and the Willows of Potomac. I provide detailed reports on recently sold homes, homes under contract on my website for Rockville MD homes in these neighborhoods.

The average sold price of a home was $523,105 in June 2008, compared to $640,236 in June 2007. Days on market is lower, however: 61 average days to sell in June 08 compared to 81 days to sell in 07. The number of units sold increased from 44 to 67, which explains the increase in dollar volume.

These Rockville MD neighborhoods had a total of 221 homes on the market: 39 condos and 182 single family and townhomes. There were 82 new listings in June, and 45 homes went under contract. Of the 67 homes that sold, 18 were condos.

Market Report for Gaithersburg MD Real Estate in Zip Code 20879

Zip code 20879 includes the Gaithersburg neighborhoods of Flower Hill, Goshen, Hadley Farms, Hunters Woods, Montgomery Meadows, Quail Valley and Woodland Hills. Home sale activity in June 2008 in this area has increased compared to June 2007 by 25%, but the average home price is almost 6% lower compared to this same time in 2007: from $340,650 in '07 to $320,575 in '08.

Only 24 properties sold in June 2008 in this zip code - 7 condos and 17 single families/townhomes. 22 contracts were placed on homes in 20879 in June 08, and there were 60 new listings that came on the market for a total of 250 active listings.

The average days on market is above the county average: 132 days for zip 20879 vs 97 for Montgomery County MD as a whole.

Market Report for Zip Code 20878 for Gaithersburg and North Potomac MD Real Estate

The June 2008 numbers for home sales in Gaithersburg and North Potomac MD are down compared to June 2007 in zip code 20878. Total dollar volume of home sales decreased by 36% compared to 2007. There were 12 condos and 43 townhomes/single family homes sold in June, with 57 properties that went under contract. 84 condos came on the market and 281 residential homes came up for sale in this month. The average days on market was 85, compared to 87 days for Montgomery County MD overall.

The average sold price was $524,480, which is a 7% decline compared to June 2007. Overall in Montgomery County, the average sold price declined 4% compared to the same month.

This zip code includes North Potomac and parts of Darnestown plus the neighborhoods of Diamond Farms, Kentlands, Lakelands, Quince Orchard Park and Washingtonian Woods. Gaithersburg MD Real Estate Market Report for Zip Code 20877

The June 2008 statistics on the real estate market in zip code 20877 shows a slightly slower market than in May. Twenty homes sold in May, compared to 18 in June. The average sold price among these properties did go up slightly, however, and there was an equal number of new contracts: 27. Here's how this section of Gaithersburg compared to Montgomery County Maryland as a whole:

In June 08 the average sale price in 20877 was $335,938, down from $392,844 in June 07, a decrease of 14.5%. Montgomery County MD, by comparison, had a downturn of 4.15% in the average sold price of a home.

Zip Code 20877 includes areas bordered by 270, north to Lakeforest Mall, east to Washington Grove and includes Audubon Square, Brighton East, Deer Park, Emory Grove, Foxwood, Hidden Creek, Mill Creek, Mineral Springs, Saybrooke, and Villa Ridge.

Average Days on Market for June was 114 (compare that to 84 days in June 2007). 73 new listings came on the market in June, compared to 58 new listings in May.

Montgomery County MD Market Report for May 2008

Activity picked up in the Montgomery County Maryland real estate market. In April there were 1,007 contracts written wtih 704 properties going to settlement. In May there was 1,030 new contracts written with 753 properties going to settlement. April saw 2,052 new listings for the month, and May decreased to 1,897. Average days on market has gone down slightly, from 112 days in April to 103 days in May. The grand total for active listings in May was a whopping 6,716 properties: 1,518 condos and 5,194 single family homes. Going into June, I've noticed activity has dropped a bit, perhaps because of the excessive heat and thunderstorms.

Foreclosure filings have also skyrocketed in the greater Washington DC area, now exceeding the national average. Washington has gone from 23 to 131 foreclosures per 10,000 homes; while the national average has gone from 58 to 87 per 10,000 in the past year. This means 15,613 homes have gone into foreclosure in the year ending this past February. My guess is that you will see even higher numbers in the next several months. Germantown MD Homes have been particularly hard hit.

Average home prices have decreased 3.2% from April 07 to April 08, with certain neighborhoods harder hit than others. Short sales have also increased in Montgomery County. Rockville MD Market Report Zip Code 20852

At the end of January 2008 there were 123 condo/coop active listings and 47 residential properties in zip code 20852, including properties in the Grosvenor Park and Randolph Hills neighborhoods, as well as large condo buildings like The Gallery. Zip code 20852 also includes parts of North Bethesda.

There were 10 condo/coops that sold in January and 10 residential homes. The total dollar volume sold has gone down by 42% compared to January of 2007, with the average sold price up by 9.6%. The average number of days on market is 74 - slightly less than January 2007's average of 89.

Across Rockville, less than 10% of active listings or properties under contract were ‘short sales' - where the owner is selling for less than they owe on the property (with bank approval). Out of 616 properties for sale or under contract in all Rockville zip codes as of mid-February, 45 are short sales. In Zip 20852, there were 4 short sales either under contract or for sale in mid-February.

At the end of January 2008 there were 51 condo/coop active listings and 141 residential properties active in zip code 20850, including properties in the Americana Centre, Decoverly, King Farm, and Willows of Potomac neighborhoods.

There were 6 condo/coops that sold in January and 16 residential homes. The total dollar volume sold has gone down by almost 16% compared to January of last year, with the average sold price up by 11%. The average number of days on market is 92 - slightly more than last January's average of 84.

Across Rockville, less than 10% of active listings or properties under contract were ‘short sales' - where the owner is selling for less than they owe on the property. Out of 616 properties for sale or under contract in all Rockville zip codes as of mid-February, 45 are short sales. In Zip 20850, there were 11 short sales either under contract or for sale.

Gaithersburg MD Market Report for Zip Code 20879

This zip code has 38 condo/coops for sale and 167 townhomes and single family homes for sale in zip code 20879, including properties in the Goshen and Woodland Hills communities in Gaithersburg MD at the end of January 2008.

There were 3 condo/coops sold in January and 11 townhomes/single families. The total dollar volume sold has gone down by almost 40% compared to January of last year, with the average sold price up by 1%. The average number of days on market is 158 - sharply up from 83 at this time last year.

Across Gaithersburg, there is a large proportion of ‘short sales'. Out of 932 properties for sale or under contract in all Gaithersburg zip codes (20877, 20878, 20879) as of February 11, 96 are short sales, or 10%. In zip 20879, there were 30 short sales either under contract or for sale out of 225 homes.
