To date, there are now 127 foreclosures within Oviedo, as well as 27 Bank Owned properties currently for sale. The 127 foreclosures equate to 20% of active listings. This has remained constand over the past month and is pretty much the national average. As stated before, the 127 foreclosures does not include properties that are not on the market for sale, and may not be an accurate figure, just as well going to public record and reviewing NOD's (notice of defaults) will not give you an accurate number of properties that are available for sale, because some homeowners may not be in a position to sell, because they may only be 1 or 2 payments behind due to circumstances and intend to resolve their deficiency before the banks begin proceedings.

Not much changed this week from last, I suspect the financial markets have kept many from jumping up and down and submitting contracts. One pre-foreclosure property did sell this week in the Preserve of Eastwood. The address of the sale was 1674 Anna Catherine, it was listed for and sold for $325,000. I was a pool home and had been on the market for 128 total days when the contract came in on it.

To date there are still 12 properties listed as in a state of foreclosure or pre-foreclosure bringing the community of Eastwood to 24% of its listings in foreclosure. As you can see there are a total of 51 homes listed for sale currently and 0, (zero) homes are listed as bank owned on the market.

There was a litte activity in Waterford Lakes this week, apparently some people were not detered by the financial markets, I am assuming they realized that now is a good time to buy, while the inventory is still high. You can see there were 6 properties that went under contract this week, and 4 of them were properties that were in foreclosures or pre-foreclosure. Generally agents only put them into pending after the lender has accepted the terms of the sale, so you can see the lenders are attempting to clear some of the excess inventory they have on their books. Its about time!

The one property that did sell this week in Waterford was in the front of Waterford near Alafaya. The address was 1314 Crane Crest Way. It was on the market a total of 214 days and listed for $260,000 and sold for $255,000. It was in a state of pre-foreclosure.

As of this week thare are a total of 77 homes in foreclosures or pre-foreclosure out of the total of 190 homes. This equates to 41% of the total properties for sale. Also out of the 190 homes 11 of them are actually bank owned and are not included in the 77 that are in foreclosure.

Wow, kind of an un-eventful week in Avalon Park, especially after last week, where 7 properties had gone under contract, this week we saw a drop in pending listings, with only 1 sale actually occurring.

The property that sold was 2575 Flowering Dogwood Drive. The 4 bedroom 4 bath home with 3555 square feet was on the market for 49 days and was listed for $400,000. It actually sold for the asking price of $400,000. It was unique due to its 3 car garage and appeared in great condition.

There are still a total of 177 homes listed as foreclosure or pre-foreclosure properties out of the 397 homes for sale bringing the total to 45% of the available homes. Still a high number and the highest number in South East Orlando. There are also 16 bank owned homes currently out of the 397 homes and are not included in the the foreclosure numbers.

Not much has changed this week, since no new properties have been listed. There were 2 properties that sold in Eastwood this week, which will be noted at the bottom of this brief. To date there are currently 6 properties that are pending sale, which is down from 9. This is because 2 properties sold and 1 other expired and looks to be off the market but quite likely is due to an agent that is not monitoring the status.

Eastwood does have 12 homes currently on the market that are in foreclosure according to the MLS. I have realized that last weeks post may have had an error due to poor practice by another agent. But still, with 12 properties out of 51, Eastwood currently has 24% of its properties that are currently for sale, in foreclosure.

Knowing that Eastwood has 2021 homes in total and only 51 properties currently for sale or 57 homes listed or are pending, this equates to 3% on the market and .006% of them in foreclosure. I don't know what you consider a good ratio, but to me, Eastwood appears to be a pretty solid community to purchase in.
I do currently have 1 property listed, which is viewable http://1157.siicf.com if you are interested. It is located within the gated community of Eastwoodk known as the Preserve of Eastwood. it is definately worth looking into and can be seen at any time.

Also another tidbit, as of this week ending 09/27/2008 there are still no bank owned properties for sale in Eastwood, but deals are easy to find. So if your looking for a Golf Course community, Eastwood is a great place to start looking.
