Chris has been conducting foreclosure transactions and training for the past 17 years, during which time he has represented clients from both sides of the process-the sellers who need to unload their properties and the buyers who want to invest in them.

Chris started his career working with investors seeking repossessed HUD houses or foreclosure deals from the public auction. "Many of my clients were looking to buy properties from the trustee sales, which meant the chances of seeing inside the property were slim," he says. "While this can be a scary investment, buying an auction property is a fantastic idea if you know what you're doing."

While Chris' experience makes the short sale process appear seamless, he is quick to point out that there are many challenges and guidelines to follow. Therefore, when facing a potential short sale situation, he strongly urges buyers and sellers to use a real estate agent familiar with the process. "As many people know by now, short sales may require longer closing periods and a lot of patience on everyone's part. That is why it is important to work with a listing agent who has pre-negotiated the sale with the bank, pre-qualified the seller for the short sale, and who is able to shorten the length of the approval process." For these reasons, he advises agents unfamiliar with the process to seek assistance from an experienced agent, or refer their client to an experienced agent and collect a referral fee.

As a result of his pre-negotiating efforts, Chris provides a significant benefit to agents showing his listings to potential buyers. "I encourage agents to show our properties as prepackaged short sale listings, meaning we are already in communication with the banks, as a result, the response time can be as little as two weeks, as opposed to three months." "It is like reading a roadmap," Chris says. "Not only do we know the quickest path from point A to point B, we also know detours around roadblocks. We get a lot of referrals from real estate agents wanting to help their clients complete a short sale. These agents realize a short sale is a lot of additional labor if doing just one or two. For us, it becomes a more systematic process doing twenty or thirty. And the agent knows their clients are in good hands, the property will sell, and everyone wins."
