There simply too many other options! Buyer's will turn up their nose and keep going. I really believe that selling property is a joint effort. As a REALTOR®, I cannot afford to invest my time, efforts and financial resources where there is no serious commitment on the part of my client. The purchase of a home is a major event. The Buyer's decisions are logically, emotionally and /or financially based. When a prospective buyer is weighing a decision to buy or not to buy, Your home should be screaming "Pick Me, Pick Me!"
There's a lot to lose with such an attitude. Time and money! This is a market that requires team work and commitment on behalf of both the Seller and the Agent. Seller's resistance can result in lack of traffic, loss of opportunities, and lengthy days on the market. The worst case scenario is the home's failure to sell. I once listed a property that sold for a lot less than a similar property in the same subdivision because the seller would not properly prepare the home for sale. Fortunately, because it was a Seller's market I was able to secure more than the offering price. Ironically, when my Sellers began looking for their own home they were very particular buyers (they wanted everything in mint condition). Currently in my community home sales are half of what they were last year. This is clearly not a Seller's market! Seller's, don't miss out.
