Palm Coast is situated in the eastern portion of Flagler County, which is located on the Atlantic Ocean, in the heart of Northeast Florida, between the cities of Jacksonville and Orlando or St Augustine and Daytona Beach. Currently, the City of Palm Coast has a population of 99,000 residents and covers an area of approximately 60 square miles. City of Palm Coast, Flagler County Florida. Flagler County is located on the Northeast coast of Florida.

It is 60 miles south of Jacksonville and 20 miles north of Daytona Beach. There are three types of markets when it comes to real estate...

Buyers Market - Sellers Market and a market that is in relative equilibrium.

Most of the country is currently in a "Buyers Market" for those of you that did not know. The characteristics of a buyers market is the high inverntory available and the falling prices that go with it.

The Flagler County Real Estate market conditions seem to be improving as some of the inventory is slowly depleting. As short sales and foreclosures seem to represent most of the "active" listings today, most buyers are unaware of the complications that go along with making an offer on a short sale. With a short sale, nothing is guaranteed, they sometimes take 6-9 months just to get a direct answer back as to whether the offer is "good enough" for them to accept.

Palm Coast Flagler County Florida Real Estate is starting to become stable.

We are starting to see a stablized market around Palm Coast again. The pending sales are increasing and average time for a listing is not all that bad considering the economy. Most of the listings are short sales/foreclosures and yeah it might be a great home at a great price but oh what a headache the lenders can be with no guarantee to how much commission one might receive from the sale. Although, I think we all have become a "specialists" for this market. I can't wait for the day when the "normal approaches" are back in to action. I hate to see sellers struggle to get their home sold before they too turn into a short sale. It is a tough market right now, but within the next few months I think we will see a huge change, so Ive read.
