The number one disease in our industry is blind optimism.

I love my profession. I love NAR. I love how the past three years has been the hardest times in my career.

"This market will separate the men from the boys," said JoAnne Correira- ain't that the truth.

Yet through these three years I have grown emotionally,professionally,mentally even spiritually at a pace that would put Michael Schumacher to shame.

But if we want our profession to survive and thrive in the next hundred years, Heaven help us to be intellectually honest with ourselves and most especially towards the market.

But we don't have to stop here ladies and gentlemen. We just have to start there. Nobody wakes up in the morning and says to herself, "Oh I can't wait to meet my miserable real estate agent."

Jim Stockedale said it best, "confront the brutal facts but never lose hope that in the end you will prevail."

I often wondered how the three mighty cities of Northern Nevada compare in real estate strength when pitted side by side.

Here's a report I just finished putting together.

HIGHLIGHTS: Sparks is experiencing a deeper real estate recession than Reno (+7.13%) & Carson (+1.4%)

This is not a pessimistic or optimistic report on our real estate market. I don't think that's the question.

The opinion of the market is what matters right now. I think our job is to observe,learn from it not argue with what it is revealing.

My hope is people will see the big picture in our market and hopefully through this data they can make a better investing decision.

This is a good way of getting a 'feel' of how the Sparks real estate market is going. You can see the supply and demand by clicking at the Sparks Homes SOLD. You will find this in the Renohomeblog.com site (link provided below). Under 'Sparks Market'.

Highlight: Inventory is currently 43% down from the peak in June 2006 . This is a good sign. But continue studying other market factors like Sparks Homes SOLD. This will give you an even better picture of the Sparks Real Estate market.

Dear Reno Real estate seeker,

We've finally gotten an increase in Homes SOLD. Actually, it was pretty good: 9.71%

Though it is still difficult to get excited about this. But it's a glimmer of hope friends. Let's keep following what it does. We'll never know, the recovery may just be around the corner.

But let it not be anyone's opinion that will tell us if the Reno Real Estate market has indeed reached its bottom.

It would be wise to let the market do the talking.

Our part is to be student of the market.

Reno Northwest Real Estate Market Report: An In-depth look

I just finished gathering up some real estate data about the Northwest Part of Reno.

This is a superb place to live in. I could be biased of course,(I've lived here since moving to Reno in 2003)

But take a look at it personally. If you're coming from Sacramento, 80 west, take the Robb Dr. exit or the McCarran exit.

If you're coming from 80 East or 395 South/North, Go towards 80 West. You can take the same exits mentioned above.

The place is amazing primarily because of it's proximity to basically anywhere in Reno & Sparks(10 minutes).

It also houses the best restaurants and cafe's.

An opinionated, wonderful lady gave me a gracious comment me a week ago when I gave out a report on the state of the national housing market :

"I have found through the years that generalities don't work especially when talking about real estate markets. All areas beat to a different drummer."

And while I agree with her statement 80% of the time. I do see some positive things that stem out of knowing what the National Housing Market is doing:

'falling in love with the National Housing Market does not mean breaking up with our beloved local real estate market...'
