Panama City Growth Update 8/08

I just wanted to give everyone a quick update of what is going on in Panama City. They are making huge strides in changing the city and are well on their way. I think that within a 5 year period this place will be completely different.

Here is an article about Pier Park developed by the Simon Group, one of the nation's best developers. Pier Park is a 1.1 million square foot retail center across the street from the beach. http://www.simon.com/about_simon/leasing/LocalMall.aspx?id=1204&tab=redevelopment

This is an article about the new Panama City International Airport which is under construction. This will be the first airport built since 9/11. http://www.pcbeach.org/airport.shtml

St. Joe has also just reached an agreement with Glimcher and will jointly develope another 58 acres adjacent to Pier Park. This will be geared towards large national retail stores.

Panama City Airport Update 7/08

I would be happy to update your knowledge of the Airport project.

The entire 1300+ acres of the airport development site have been cleared and grubbed. This means all trees, roots, and vegetation have been removed.

The main access road ahs been brought to its final elevation, compacted, sub-base installed, curbed, and is ready for paving in early July.

The building pads for the Terminal, Terminal apron, and main parking lot have been finalized.

The building pad and parking area for the rental car facility has been finalized.

The primary runway taxiway is in the process of being graded and stormwater ditches are being installed.

The primary runway is being graded and brought to its final elevation.

Stormwater ponds and conveyance systems have been installed and erosion control applied in all of these areas.

The earthwork portion of this phase should be completed by November 2008, a full 3 months ahead of schedule.

We should start the paving of the runways before October of this year.

The design for the terminal, public safety building, control tower, air cargo, and maintenance buildings has been completed and bids will be solicited in early July.

The project is well underway and a substantial amount of work has been completed in the last five and a half months. The attached aerial pictures taken earlier this month might give you a full appreciation of the size of the effort and progress.

How I WILL Sell Your Property

There's no doubt about it, homes are much tougher to sell now than three years ago. None the less, properties are still being sold in this area every day.There are two key factors when it comes to selling property right now.

1. "The Price" With the large inventory to choose from you must price your home to sell. The price is the most important factor in selling a home in any market and you must price it correctly the first time. The idea of pricing a home high and hoping for a buyer to magically appear does not work. Price reduction after price reduction will only hurt the potential sale of your property in the long run. The first 8 weeks on the market is the most critical time for your property. After much time on the market and several price reductions your property becomes stale. Potential buyers begin to wonder if there is anything wrong with the property and why no one has purchased it. Let me show you what your property will bring in this market. I will show you what has sold, what is currently for sale, and what could not sell and at what price. I will give you a total evaluation on the property and give my professional suggestion for a listing price.

2. "The Marketing" This is where I get your property sold. The days of newspaper and magazine advertisements are long gone at this point. Internet has completely revolutionized the way Real Estate is marketed...and sold! Already, 80% of buyers used the Internet to help find a home, according to the National Association of Realtors. This is a fact, buyers are searching online long before they even speak to a Realtor. I use this to my advantage and devote most of my marketing to the Internet. Why not advertise where 80% of the buyers are already looking??

Let me show you some of the tools I use when marketing to sell your property.

All of my listings are prominently shown on my site to get the best possible exposure for all of my clients. I have Real Estate aritcles, market statistics, and area updates to keep people coming back to this site. My site is quickly moving up the search engines for maximum exposure. I also pay a monthly fee on Yahoo.com. If anyone types in "Destin Homes" I will be in the top three every single time. I keep an accurate and updated website which makes it a successful marketing tool.

Representation of your property- This is the single biggest mistake that agents make when listing or advertising a property. Is a Realtor going to show your property if they look in the MLS and see 5 blurry photos and a 3 line description? Most likely not! I make sure that I take plenty of quality photos of the home and neighborhood. I also add a virtual tour to each of my listings for added appeal. Realtor.com- Realtor.com is the #1 Real Estate website in the world. The website draws around 4 million people per month. You can't beat that kind of advertising! All MLS listings are automatically uploaded to Realtor.com free of charge. The problem is that the regular listing only allows for six pictures and no verbiage! How well is that going to sell a home? I have included the enhanced Realtor.com package into my marketing. This allows me to upload up to 25 photos per property, plenty of verbiage describing the property, and a virtual tour. My listings pop up in searches and are highlighted to stand out. Why not take advantage of the #1 internet resource available?

International Database- I have acquired an international database of potential buyers through my years of work. Every time I meet someone who may one day be interested in this market I add them to my database. Without a doubt I am one of the best in the business at client relations management. I send out monthly statistics, area updates, and all of my new listings to my database. These are then forwarded to friends and family of those people. Your property hits the eyes of hundreds just as soon as it is listed. I also have Realtors from all over the southeast that I send my listings to. The professional flyer that you saw about will be sent to at least 2,000 people within days of listing your property.

The MLS- This is the most simplistic and possibly the most important of all the advertising. The Mulitple Listing System or MLS is the Realtor database used to see all available listings. Once your property is entered into the MLS it hits the "Hot Sheet." The Hot Sheet is a listing of all new listings, price changes, pending sales, sold properties, etc, for that day. This is why the representation and price of your property is so important at the time it is entered into the MLS. I will never enter your property without it being fully prepared to be seen by hundreds of Realtors that day.

Emerald Coast Homes Online- This is an excellent website sponsored by our local association of Realtors. All of my clients properties will be displayed on this site.

LuxuryHomesNetwork.com- This is a luxury homes website dedicated to the high end buyers. I use this an excellent marketing tool of all high end properties.

These are just a few of the tools that I use to market and sell my properties. I do not overload myself with listings that will not sell. Many agents take on several hundred listings to make more money. I prefer to only take on listings that will be priced correctly and sell. I want to be able to service each and every client that I work with. You will never be pushed off to an assistant for anything! You deal directly with me and will stay updated throughout the entire process.
