Las Vegas High Rise Inventory Climbs as Loans Become Scarce

Calling all Cash Buyers - YOU CAN CALL THE SHOTS.

Where are the condo-hotel loans? At Chase and that's it! Inventory is climbing in the high rise arena. We have buyers wanting the deals and foreclosures at MGM Signature but there are no lenders. There have been no resales at Trump, none at the Palms, while there are quite a number in escrow at the Signature, but cash is the name of the game. And cash buyers expect deep discounts. We are starting to see a few units in the high $290k range and even a strip view 18th floor bank repo studio at $305k!

We have other issues closing "Decorator Ready" units at Turnberry Place, Turnberry Towers, and Allure. We have limited lenders who want to make loans on these units with no flooring, no carpeting, no paint, no baseboards. For investors, that equates to no possibility of renting without getting involved in a several month build out. For lenders - there is hesitance in getting involved in today's difficult times with units in which the buyers have to spend more dollars after closing.

The Stark Team is working with a very experienced loan officer who can broker these condos to a lender who will include the build-out costs in the loan amount which are paid for from a controlled escrow management account. We just closed a 2 bedroom unit in Turnberry Towers East that was over 1450 sq. ft. for a buyer with this type of loan. The original cost of the unit was $630k. Our buyer bought it for $465k. Killer deal - right smack dab over the lagoon style pool with sit down pool views from the livcing room window. We do know how to get the job done & done right - but it is ever challenging.

DEVELOPERS NEED TO SHELL OUT THE BUCKS AND FINISH THESE UNITS IN ORDER TO MOVE INVENTORY. I think some of them are functioning with their heads in the sand so to speak.

Most sellers have no concept of how very difficult the lending environment is these days. It all boils down to the fact that the banks and lending institutions have very little money to dole out. Sellers cannot fathom how severe the credit crunch is in the condo arena is these days.

Mounting inventory I am afraid will result in lower prices. Sort of an inverse proportionate ratio is being created. Good for buyers. Challenging for Sellers.

Food for thought and a bit of optimism in these troubling economic times. The developer of Manhattan is now pre-selling his southwest MANHATTAN-WEST Community and has started an interesting blog - FROTHING DEVELOPER - that makes for a good read and also helps to present a gleam of sunshine for the Las Vegas real estate market in the midst of the press bashing we receive daily.

Pricing on the south strip Manhattan condo project is quite a bit less than its sister project and closer into the strip, due to lower land acqisition and construction costs. Lake Las Vegas Real Estate, in the condo sector, seems to have hit some all time lows. The values recently have plummeted as owners are walking away from investment properties that they could not flip. Centex closed out it's last 20 condos at V by dropping prices to pre-first phase levels, offering a years worth of HOA dues and free furniture packages. Folks who paid $775k for condos found that Centex unloaded the last of its inventory for $500k and lower. Hard to compete with that if you bought at the peak to flip. The Result? Foreclosures - driving prices lower.

Trump Towers is closing its hotel-condos very slowly due to the current state of lending for Las Vegas Hotel-Condos. Is the Donald worried?

The pool area is beautiful, and H2O, the Japanese-Mediterranean fusion cuisine cafe is open for business. How is the food? FABULOUS! For those who enjoy a light fair & good healthful eating - the salads at H2O are the best I have ever had due to the chef's talent for creativity in dressings. With typical Trump top notch service, when my client & I were indecisive as to which dressing to choose - the chef prepared a taster tray for us of his terrific concoctions, which made our decision making process even more difficult. So the chef made our salads dry & presented them with a triple section tray of delicious dressings.

In previewing the suite my client had purchased, I noticed that along with the Vegas magazines and the Trump magazines, the Donald had left some wonderful art books in the suite of the Impressionists for some lovely and light reading. Again - that extra touch!

And then there is the TV in the mirror deal inthe master bath...totally cool. A few of my clients have placed their units with an alternative property management company, Night at Vegas, and they seem quite pleased with their decision. Others are using TRUMP's on site management.

There are a few select resale units at TRUMP LAS VEGAS on the market - CLICK TO VIEW, but lenders are few and far between for Las Vegas condo-hotels. Hopefully, the lending environment will loosen up in days to come.

Calling all Lenders - Who is Financing Las Vegas Condo-Hotels?

Now that the prices have dropped dramatically in the beautiful and well located MGM Signature Las Vegas hotel-condos, we have a constant stream of calls from potential buyers. The good news is that prices on studios have declined enought to start making sense to those who are buying for income generating purposes coupled with a desire for a great vacation home a block from the strip. But the bad news is that when Countrywide merged with Bank of America last week, they pulled all condo-hotel financing off the market. Aside from Chase, who is asking for hefty downpayments as much as 40% in some cases, does anyone out there know of lenders who will make 20% down condo-hotel loans in Vegas?

We are representing cash buyers, who are making very aggressively low offers - but for those who want to sell - cash is king. So it seems that these towers are in a downward pricing cycle with repos popping up amongst the myriad of short sales. We are seeing a 1 bedroom repo at $429,900 - 3rd floor strip view unit - and an 18th floor strip view studios repo at $305k. When compared to MGM CityCenter and Trump and Palms Place these prices look amazing & the stats show that buyers are grabbing the deals - we have so many units in pending status in the MLS. But are all these cash buyers?
