A Market Suggestion for Buyers

Franklin real estate - Just in case you buyers aren't paying attention, the media has declared this to be a buyer market. What does that mean? More people want to sell than buyers who want to buy. It also means.

  • Prices are down from last year, or at worst case no higher than you would have paid 12 month ago.
  • The selection is good in most neighborhoods, In some areas of Franklin you couldn't even find a house to buy last year, now you at least have a selection.
  • Interest rates are low, I have been quoted 6 percent on a 30 fixed rate mortgage this week, so that is 10 percent lower than early summer.

It likely that soon, prices will start up again (the election will be over soon), and either rates , or home prices, or both will probably start climbing. It's the best chance in years to buy a home in a good location, at a good price, with a favorable interest rate.

If you ever wanted to buy Franklin real estate, I have to ask you. What are you waiting for, and when will you know that it's time.

Laurel Cove touringIs Laurel Cove in Franklin beginning to take shape? Elizabeth and I decide to drive out Sunday and take a look. It was a beautiful clear day and laurel cove is away from the normal traffic patterns of Franklin. So it was no surprise that we witnessed 2 Cobra's drive by with a big smile on both drivers faces.

The golf course is starting to take shape, and I expect that by next spring it will be ready for play. Thanks Greg Norman for bringing another great golf course to Williamson county.

Vanderbilt University - Nashville's Talent Magnet

Vanderbilt UniversityIf you have a High school student in the southeast, you may be planning a visit to Nashville soon. Because if you plan to attend one of the best universities in the world, but want to stay in the south, Vanderbilt is on a very short list. Vanderbilt University was named the No. 18 national university in annual rankings by U.S. News & World Report, improving one position from last year.

In the overall rankings, Vanderbilt has consistently cracked the Top 20 since 2003. No. 18 is Vanderbilt's highest ranking ever, tying with the years 2006, 2005, 2004 and 1994.

Green Hills

The Green Hills area is becoming the place to be if you work downtown. One thing that's obvious from my research is that this is a highly educated community, with half of the residents having at least a bachelor's degree, and 25 percent with a graduate degree. My guess is that with both Vanderbilt and David Lipscomb being very close has a lot to do with it.
