Summer At Sun Peaks (Kamloops) Ski Resort - A Mid-Week Weekend

I just got back from a wonderful 2 days all expenses paid Real Estate junket to Sun Peaks ( 30 minutes North of Kamloops B.C.) sponsored by Re/Max Alpine Resort Realty corp at Sun Peaks Resort! We stayed at the amazing Delta Sun Peaks Resort.........where service was fantastic, rooms were superb.....

What can I say...........well actually lots! It was a triple Wow........I'm not much of a skier but this Alpine Oasis is filled with adventure possibilites! Gorgeous alpine wildflowers........

A world-renowned mountain bike park,(Bike Park Sun Peaks Resort) with over 2,000 vertical feet of lift accessed terrain on 30 separate trails spread over 70 kms.........an incredible 18-hole Graham Cooke designed golf course..........and of course a quaint early Whistler-like village of intimate restaurants, patios, shops and hotels...........

We spent Thursday playing Golf........and talk about playing to new heights! Its rather crazy how the distance a golf ball travels at 1,200 metres above sea level.........beautiful panoramic views, checkered with risk and reward opportunities that appeal to every level of golfer!

Sun Peaks Resorts is the largest four season resort in the Interior of B.C., surrounded by 3 mountains and boasting 2,000 hours of sunshine each year! In other words if you're looking for a vacatin get-a-way that you can enjoy year-a-round at a fraction of the cost of other world reknowned resorts this is it!

Actually to be honest thats why we were invited! Not only to experience what Sun Peaks has to offer. But to look at the real estate available. We had a tour of the condos, townhome and housing sites.......and they blew our minds.........With over 70% of the properties being ski-in-ski-out.......(in other words you can ski right out your front door to the slopes.........Here's a peek at a few....

Amazing eh?

After doing the tour..........I indulged.............I went to the Sun Peaks Spa and had the most wonder massage treatments...........perfect after a day of golf, skiing or whatever! Ask for Nicole....she's a doll...:-)

But lets not forget about the skiing. I mean it is a ski resort and............just a few months away......... this place becomes a Winter Wonderland.........(Check out the map of ski trails).

Also of interest.......Sun Peaks is steeped in Olympic greatness as the director of skiing is the female Athlete of the Century and Olympic Champion Nancy Greene.......she's on the slopes almost every day of the season......to inspire local athletes and visitors. AND...the Austrian National Ski Team calls Sun Peaks home for early season World Cup and 2010 Olympic Training!

As you can tell I could go on and on and on and on.........and hmm I'm thinking I have! :-)

The Top 5 (Bestest in the Westest!) Things to Do in Chilliwack & The Surrounding Area, B.C. this Summer

After just completing a 7 part series on 110 fun things to do in Chilliwack and the surrounding area - I'm thinking this contest came at a most opportune time! I invite you to take a peek and see which ones you think would be the top 5, but since I'm pickin' My Persoal Fav's...........these have got to be it!

1.) The World Sandcastle Championships

What child hasn't fantasized about the ultimate sea creature.?........The invincible Sand Castle..resistent to the tide.....Prince Charming coming to the rescue.........all in the form of sand.... Those indelible sandcastle tools...the bucket , the shovels..........the cookie cutters ........and our all time favorite.......yea ol' self buried to where just your head sticks out........in an attempt to freak out mom!..........Heck I loved sandcastles so much I had a wallpaper border around my kitchen of an 1800's sandcastle scene.......

A tribute to our heritage..

Even politics seems to leave its imprint in the sand...

And

And since you're just next door - a hop skip and a jump away - you HAVE to check out Harrison Hot Springs, mineral pools and baths.......you'll think you died and went to heaven...

2) Would be the International Airshow! This International Airshow Ranks Number 3 in the Wolrd!

Every since I was a little girl, this was a yearly event/outing with our family.......awe and the power and might of a bird with wings.....Later my first son was to be born on the day of the Annual Airshow August 10th!.......

3.) Well ...3 Would have to be Hell's Gate, Suspension Bridge, Aerial Tram. The Fraser Canyon where 1,370 kilometres of the Fraser River squeezes into a 34 metre (110 ft) wide thundering passage named Hell's Gate. 800 million litres (200 M Gal) of heart stopping rapids hammer through here
which is why Hell's Gate was journaled Simon Fraser's greatest challenge! Its breathtaking, freaky and major vertigo.......but bring your camera!

4.) Gorgeous Cultus Lake - with the Cultus Lake Water Slides almost next door...This was also where I had the privilege of living next to for one whole year! This is where my kids learned to wakeboard and water ski..........it'll always have a soft spot in my heart.....memories of both me when I was 9 and all three of them when they were 9!

Cultus Lake waterslides........A few years back I did a program called Lifeline......One of the major prem- ises was to Feel the Fear and Do it Anyway! Well...............this was my foray into the unknown......I grabbed my two kids and went down every single slide, pool, drop........in the Park......and some of them even twice! Woohoo (thanks Sally) were my kids impressed?.........but no where near as impressed as I was!

As I was about to take the plunge down the death defying 180' Death Drop.......I could hear my then 13 year old son crying out....."don't do it MOM! you could hurt yourself!" lol

As for the Lake itself..........in the fall thru spring its a silent haven and retreat.........in the Summer its a Lake like no other............boaters, swimmers and campers galore............with quaint summer cottages, hot dog stands........amids of gorgeous backdrop of mountains!

5.) And last but not Least the Chilliwack Rodeo and Exhibition...........Yahoooo!

Now I never was much of a country girl............but I always thought it would be fun to marry a cowboy and do some.........'wrangling'...........And I do like cow boy hats and boots! lol

Well here's my Top 5 pick......... you all have fun you hear........its my hometown.......and you'll be glad you popped by!


Canadian National Housing Outlook - Province by Province - Sales Down Prices Up

Part 1 of 2

*According to Canada Mortgage and Housing (CMHC) the end of 2007 had resale home sales finished with about 7.6% increase over 2006..

*In 2008 the level of MLS sales is expected to fall by 3.9% while additional decreases are expected in 2009.

*However growth in the average MLS price has remained high mainly because of continued strong price pressures in Canada's western provinces. However most resale markets are moving towards more balanced conditions.

*Despite some global financial instability with regards to the US housing market, Canada continues to experience robust employment levels, some ongoingi ncome gains and relatiely low mortgage rates!

*Having the interest rates maintained at a relatively low level has strongly supported our Canadian housing market, even though housing starts are expected to decrease in 2008....mainly due to increase in house prices which more then likely will push mortgage carrying costs higher for home buyers.

*And although housing starts are likely to decline this year, nevertheless the market remains strong and 2008 will mark the seventh consecutive year in which housing starts exceds 200,000 units....Now thats a Wow!

Here are the Provincial Highlights from the Report:

British Columbia's Housing starts which have been above historic averages have started to decline in 2008. The tight labor market and high levels of confidence will probably help offset the dampening effect of rising morgage carrying costs on new and existing homes. Average MLS price is expected to grow by 6% this year and 5% in 2009.

Most of this moderation is due to increased listings and fewer resales which is bringing more of a balanced supply.

Alberta continues to experience very low unemployment and continuing overal prosperity. Despite these posities though the province is expected to face a drop in net mirants betwen now and the end of 2008 due to the growing difference in provincial house prices and improved labour market conditions in other provinces.

These factors will probably combine to reduce housing starts...but the MLS price is still expected to rise by 3.9 percent this year and 5.4 % in 2009. A little bit of an adjustment from the 24.4 % in 2007!

Saskatchewan has been experiencing steady economic growth, healthy employment and gains in net migration. There is a strong housing demand with total housing starts last year reaching a 24 year high. However escalating costs have pused down sales a bit this year, with the average house price expected to increase by 26.4% in 2008 and 8.2 in 2009. (Amazing how they come up with these figures)

Manitoba is one of the five provinces whose economic growth is expected to exceed the national average for 2007. This success has led to a 5 year high in job creation, which has increased net migration to the highest levels since 1982. These factors should continue to bump up new home construction...with 2008 prices expect to edge up slightly, and the average price rising by 9.8% in 2008 and 5.7% in 2009.

Ontario's average prices are expecting increases of 6.2% in 2008 and 2.9% in 2009. the Ontario economy is expected to improv slightly during this year which will help sustain housing demand across the province. New construction is expected to be moderate between now and the end of the year with housings starts expected to move up with a slight downward trend starting in 2009.

AND Comparisons to the April 2007 Market

The market definitely has shifted - perhaps not as dramatically in terms of pricing - but definitely in terms of listings on the market.

Many would say that the market has become a 'Buyer's Market'...for the first time in years.........And in some ways it has - there's certainly the inventory !

Supply and Demand truly dictates the market -not only in terms of pricing, but how long homes are on the market...the whole buying process can take longer - simple because Buyers have more to choose from and there's not the same sense of Urgency.

Some Sellers are having a hard timing adjusting to the fact that prices aren't going up at the pace they were just a few months ago......Actually in 'some' cases prices are coming down.... And for the first time in years we're seeing Listings Expire!

Often homes were selling in less then a week - and multiple offers were becoming a standard! Now we're in the midst of a 'correction' - not necessarily a 'downturn'...Average sales could take place anywhere from 30-90 days!

Although I'm not a very statistically oriented person - I came across this stats from the Chilliwack Board and found them kind of interesting - so I thought I'd share!

BCREA - The Quality of Life Based on Five Principles

I often have clients ask me what BCREA stands for and what do they do? Well first of all BCREA stands for the British Columbia Real Estate Association. This isn't meant to be a comprehensive overview of all that the do, but I did want to highlight one very important area.

In 2004, the BCREA adopted an approach called Quality of Life to reflect the community-building work done by Realtors throughout the province. In many ways Realtors are Experts about The Quality of Life in that they know what it is that people value in their homes and communities. Its part of our job! Our clients talk to us about their values every day. Through this approach, BCREA has been involved in finding balance among the five principles discussed below. Its goal is to align the Association's goalsl with those of the governemnt and the public and establishing alliances with other organizations and supporting positions and recommendations through solid research.

So the goal of the Quality of Life Approach is to recommend policies to the Government that will enable people to get what they value most: jobs, homes and better communities. Basically, the premise is that whats good for the Province is also going to be good for Real Estate.

Since Realtors are in the business of selling communities - not just homes, we want good schools and parks, safe neighbourhoods, a strong economy and good choices for transportation. Through the BCREA and the BC real estate boards we aim to present thoughtful and balanced perspectives to decision makers that will help communities prosper, benefiting all British Columbians.

Here are the five Quality of Life Principles:

1.) Ensuring economic vitality - a key to the quality of life obviously is a strong economy.

2.) Providing housing opportunities. Safe, decent and affordable housing near where we work, shop and play. It also has to be attainable and affordable!

3.) Preserving the environment. Realtors do recognize that one of the most important elements of our quality of life is the environment: clean air, water, parks and open space.

4.) Protecting property owners. A strong economydepends on preserving the investment people haemade in real estae by protecting their ability to freely own, use, buy and sell real property.

5.) Building better communities. In partnership with governments we want to build safe neighbourhoods and sufficiently fund roads, water and sewer.

Recent Actions Taken to Improve Quality of Life

- Raising the Property Trnasfer Tax exemption thresholds in 2007 to $375,000 and to $425,000 in 2008. This enabling more first-time Buyers to qualify and helping stimulation economic activity in the communities.

- Lobbying of the federal government to keep its campaign promises and provide incentives for private sector investors to help stimulate construction of rental housing.

- Participation in the 2007 Canada Mortgage and Housing Corporation's BC Aboriginal Housing Symposium .

- Created the Green Tool Kit for Realtors, a public website offering information about greener buildings and real estate, ratings systems, rebate programs and benefits.

- Submitted a request to the Minister of Finance for public incentives to encourage the adoption of green practices. This resulted in a pilot program which offers rebates to purchasers of new homes tht meet the Build Green BC Standard.

- In conjuction with the Condominium Home Owners' Association helped identify potential changes to the Strata Property Act to benefit owners, buyers and real estate practicioners.

- Has been petitioning the the government to ensure adequate infrastructure, systems to monitor water levels, emergency response capabilities and communication with stakeholders and all British Columbians.
