Contrary to many opinions Short Sale property listings are selling here in Coral Springs, Coconut Creek, Parkland and surrounding cities. What makes them so special and why are they selling?

  • They're a great opportunity for a qualified Buyer to purchase a home at a great price.
  • Due to declining market values here in South Florida, Short Sale homes are priced at prices that will get them sold. Unfortunately, too many home sellers that aren't distressed have their homes priced at values that Buyers do not find attractive; overpriced for the current market.
  • Those homes listed as a Short Sale with a Realtor who specializes in Short Sales will be in a much better position of getting the home sold compared to a traditional Realtor; one lacking in Short Sale experience. Short Sales demand an entirely different set of skills.
  • Unfortunately, many homeowners are distressed homeowners unable to pay their mortgage due to life events prevalent in today's economy thus, an increase in Short Sale inventory. More selection enabling a Buyer to find the perfect home on sale!
  • With foreclosure rates rising, why not avoid foreclosure, lessen the impact to credit, and settle the mortgage balance for less than what is owed on the mortgage.
  • If the case has been proven that the Seller has a genuine hardship, supporting documentation is provided to the Seller's Lender and the Buyers offer is within a fair market value range than a Buyer can look forward to closing on their new home; SALE APPROVED BY SELLER'S LENDER

Choosing to help Sellers with a Short Sale is grand! You might try too!

I recall when Short Sales were really becoming an ever increasing part of the South Florida real estate market. Foreclosures month after month were increasing. I had made the decision that I wanted to help the distressed homeowner and put my focus on Short Sales and received advice from others in the industry to not concentrate on Short Sales - why not I had thought.

Then as having recently closed on a Short Sale with Wells Fargo, I know why I made that decision some time ago as it is way more than simply getting someone's home sold. It's about making a difference in your customer's lives knowing that I did all that I could to help my customers avoid foreclosure. Let me share with you what I mean about what this has meant to one of my customers:

Housing Crisis - Remove unqualified Borrower with qualified Borrower in a Short Sale

With the recent financial markets reeling in turmoil, industry experts and administrations are putting on their thinking caps in hopes of finding some resolution to what affects Wall Street and the housing industry.

Take a look at the Short Sale and how it can help. You hear talk of bailouts to those facing foreclosure with government throwing them a life rope. You hear of the alternatives offered in a Loan modification and if that doesn't work then foreclosure is imminent. Offering a loan modification to someone who had a small hiccup along the way but now clearly demonstrates that their income and debt will support a loan modification is a fabulous option. But offering a Loan modification who really can't firmly demonstrate their ability to pay their loan is just stalling the process of later inabilities to pay.

In comes the Short Sale. So what about the Short Sale? Many, but not all Short Sale candidates are not in a position for loan modification as their income, debt, credit history or other factors simply doesn't show them as being in a solid position of repaying the loan. Providing a relief to such individuals just to stop foreclosure isn't eliminating the inevitable. This type of relief is what got so many homeowners into their current troubles; giving them loans without looking at their income and without full documenation and without money down.

Why not encourage Lenders to quicken the Short Sale approval process and approve more Short Sales. With lending practices now tightening as they have, you'll be getting a new homeowner into a home that can afford the home with the new stricter guidelines solidifying future market values and not lending to someone who is in a position of future default as what is being evidenced now in the mounting foreclosures. You'd be eliminating foreclosures that affect everybody's neighborhoods; getting the bad debt out of the market and bring in solid credit homeowners who will perhaps make the market whole again and most importantly helping distressed homeowners get on with rebuilding their lives.

There is a middle of the road favorable outcome and that is a Short Sale - I hope Lenders and advisors can pick up on this benefit of a short sale; removing the unqualified borrower and replace it with a true qualified buyer. Everybody wins here!

Hot...Hot...Hot....why we love to perspire!

Typically from May through September us Floridians do a lot of sweating with temperatures raging up into the 90's. We wake up, watch the morning news, see another day forecasted of high 80 to low 90 degree temperatures, take a shower to get refreshed and ready for another busy day. We step outside of our comfortable 65-78 degree cooled homes and in nothing flat that refreshing shower is gone in a flash as beads of perspiration immediately pool up on your forehead heading straight for the rest of your entire body. Ha....and forget about any hairstyle as your once fancy style is now a mass of mess as the humidity moves in. NO....NO....NO... it's really not that bad. Especially when we know what's right around the corner come late October through April.

Absolute paradise; that's living here in Coral Springs Florida and South Florida during the months of October through April. A time when us Realtors enjoy driving Buyers around going in and out of homes without breaking one bead of perspiration. It's just lovely. In fact, after you're here long enough as I've been here since the early 80's, when it hits 70 degrees you're looking for the jacket. Oh that's such a crack up as I had grown up in Michigan and as a teenager I can remeber laying in the sun when it was in the high 50's. What has happened to my blood?! Did somebody change it out?!

So when I'm complaining of the heat during the summer months and wondering if I can handle one more bead of perspiration, I quickly remember what it's like to live in South Florida the majority of the time and oh so look forward to the beautiful days ahead. Should we go outside for some gardening of the bouganvilla or perhaps a round of golf or how about driving about 20 minutes to get to the the breathtaking sandy beaches? Choices, we have choices.
