Here are the latest Cecil County market statistics. This report is for Cecil County real estate sales in April, 2008. I will post the market statistics for May as soon as they are made available.

April's market statistics are better than March's, but there are still too many Ceil County homes on the market. It will take awhile to sell all of the current homes on the market. The Spring market has arrived and things did not improve as well as I thought they would. I think the negative press on the economy and real estate market are not helping. There are a lot of good homes at decent prices on the market in Cecil County right now.

Harford County Absorption Rate for February 08

What is an Absorption rate?

The absorption rate is a figure that tells you how long it will take to sell your home in current market conditions.

Definition of Absorption Rate
The rate at which properties are able to be leased or sold in a given area.

Cecil County absorption rateThere are several ways to determine the absorption rate. For example you can break it down by how many weeks or months will it take to sell your home in the current market. I’ll go with month for this example. I am using information provided through the Harford County mls for the month of February. During that time period there were 1937 homes on the market in Harford County, MD + 255 properties under contract. You add those two figures together and get 2192. There were 165 Harford County home sales that month. Now take 2192 and divide it by 165. This is the rate of absorption in months. That means that for Harford County, MD the rate of absorption is 13.28 months. That means that in the current market conditions it will a little over 13 months to sell all of the current inventory.

If you are thinking about selling your Harford County home this is something that you may want to follow. I will post the current absorption rate every month as soon as my mls comes out with the previous month’s market statistics. That way you can get an idea of what the market is doing. In a normal market the rate of absorption is around 6 months. I can also break this down by price range, zip code, etc… If you would like a more detailed figure feel free to contact me.

APG Relocation Guide for Cecil County, Maryland


North East, MD covered bridgeCecil County, MD encompasses the North East section of Maryland at the head of the Chesapeake Bay where five rivers meet. It borders the Susquehanna river and Harford County, MD to the West, Chester and Lancaster County in Pennsylvania to the North, New Castle, Delaware to the East, and Kent County, MD to the South. It is located in the mid Atlantic region halfway between Baltimore and Philadelphia along the I-95 and Rt. 40 corridor.

Cecil County is a rural community that offers it’s residents and visitors scenic views of the countryside, farm land, horse farms, picturesque landscapes, breath taking water views, recreational activities on or along it’s many rivers and the Chesapeake Bay, fishing, hunting, preserved open spaces for hikers, bikers and equestrians, antique shopping, Inns and quaint restaurant. Cecil County is a nature lovers paradise! It’s convenient location makes it easy to do many day trips such as skiing in the Poconos, Atving in Pennsylvania, going to a variety of beach’s, seeing the museums in Washington D.C, exploring Baltimore’s Inner Harbor and shopping on South Street in Philadelphia.

Cecil County has eight municipalities. They are Elkton, Cecilton, Charlestown, Chesapeake City, North East, Perryville, Port Deposit and Rising Sun. They are all considered towns under Maryland Law.

Elkton, Maryland is the County Seat and is the biggest and most populated town in Cecil County. It is located in the eastern part of the County on the northern part of the Chesapeake Bay and was once referred to as “The Head of the Elk”. In the town of Elkton you will find a mix of historic structures, municipal buildings, a hospital, stores, parks, and businesses. Due to it’s convenient location between the transportation corridors of I-95, Rt. 40 and the MARC train, it is an ideal location for industrial growth. Once you get out of town limits you will find horse farms, open spaces, Fair Hill Natural Resource Center, Elk Neck State Forest, marinas and rolling hills.

Western Cecil County

Perryville, Port Deposit, Conowingo, Colora
Western Cecil County boarders Harford County. The Susquehanna River divides these two County’s and features the Conowingo Dam. The western portion of Cecil County is quite different in topography from the eastern half of the county which is the base of the Eastern Shore of Maryland, Delaware and Virginia. Port Deposit sits between granite cliffs and the shores of the Susquehanna River. The attractions here include incredible scenery, boat slips, boat ramps, attractive waterfront condominium communities, historic Main Street, restaurants, fishing, Rodger’s Tavern, the Perryville Train Station, Outlet shopping, and a waterfront park.

Northern Cecil County

Rising Sun, Calvert, Fair Hill, Childs, Elk Mills
The Northern part of Cecil County is bordered by Pennsylvania. Most of the terrain is hilly and rural. There are horse farms, historic stone dwellings, Fair Hill Natural Resource Center which has hiking, equestrian and biking trails and is home to Fair Hill international. The highest elevation for the County is 534 and can be found just below the Mason Dixon line near Nottingham, PA and east of Rt. 1.

Central Cecil County

Charlestown, North East, Elkton, Chesapeake City
The Central part of Cecil County boarders the Chesapeake Bay. It has the lowest elevation of the County and is at sea level along the rivers and bay. A few miles south of Elkton and North East is Elk Neck State Park and the Turkey Point light house which is surrounded by water on three sides and offers amazing views of the Chesapeake Bay. This area is popular with the tourists who come for the waterfront restaurants, antique and specialty shopping, art galleries, history, towns along the rivers, marinas, quaint colonial structures, a popular wharf, the oldest graveyards in the state and the Chesapeake Bay bridge which is 135 feet above the C&D Canal and connects the north and south sides of Chesapeake City.

Southern Cecil County

Cecilton, Earleville, Hacks Point, Town Point, Warwick
The southern part of Cecil County borders Kent County. It is the most rural and flat area in the County. Here you can find the Bohemia River and the Sassafras River. This area is home to several historic manor homes, estates, Mount Harmon Plantation, waterfront communities, marinas, farms, large parcels of land and a few businesses.
