Reno-Tahoe Area - Foreclosure Listings & Statistics: June, 2008
The foreclosure market in the Reno Nevada area continues to be the most active area of the market. In May, 2008 25% of all residential properties that were sold were foreclosure homes throughout the Greater Reno-Tahoe Region. Considering that about 10% of the active listings are bank owned, you can definitely see where the buyers are seeking out their opportunities for the "best deals".
Some cities and areas offer much more foreclosure home inventory than others so if you are focused in one local market, you may not have much to choose from. Check out current Reno-Tahoe Foreclosure Listings as of June 4, 2008 over on my blog site.

Stodick Estates South Homes for Sale - Gardnerville, NV
Greetings -
In the town of Gardnerville, there is a newer development called Stodick Estates South that precludes ANY KIND OF FOR SALE SIGN on a property for sale (that includes street signs and window signs) until the builder (H&S Construction) has completed construction and sale of all new homes. In this market, this is taking longer than once anticipated. This restriction is written explicitly into the CCRs and will not be waived (believe me I've tried).
This creates obvious problems for home sellers who are trying to get maximum exposure for their property. It also creates a problem for home buyers who may want to cruise the neighborhood to see what is for sale, etc.
I've put together a page on my site that always displays the current Stodick Estates South Homes for Sale in Gardnerville, NV - a resource that may be useful for home buyers and home sellers (including the new builder who has a few listed in the MLS).

Carson Valley NV Real Estate Search Guide
I have been busy at work on some tools that will make searching for real estate and homes in the Carson Valley Nevada area much easier.
I've created a "Carson Valley Real Estate Search Guide" which allows a site visitor to search by the regions defined by our MLS AND all of the popular subdivisions within each area. In some areas, the MLS may have fields for these types of searches but not where I practice.
I hope this makes its way to home buyers and sellers in Carson Valley (Minden, Gardnerville, Genoa) and proves useful.

Greater Reno-Tahoe Real Estate Search - By Zip Code
Hello,
One of the things I like to post here for other real estate agents to view are recent enhancements I make to my site. You may want to consider doing something like this to your site to help visitors...
I recently completed a feature which allows a site visitor to easily search/browse real estate listings by any zip code in the Reno-Tahoe region which I serve. Each zip code has a different page with all active listings available for browsing by price ranges.
If someone wants to search with more criteria, they can use the standard MLS search (by zip code) or city name, etc. with a range of other fields to search from.
Take it for a spin - try the Greater Reno-Tahoe Real Estate by Zip Code or an individual page like Reno Homes for Sale in Zip Code 89523.
Any feedback is certainly welcome.

Reno Area Foreclosure and Short Sale Statistics - April, 2008
Tracking Reno area foreclosure home listings?
I have found that there is a lot of confusion and misunderstandings about how many homes are in foreclosure, the prices people can "steal them for", and other related factors.
I just put up a post today that illustrates the number of homes in a foreclosure and short sale scenario by each city in the local Reno area. In addition to these Reno foreclosure statistics, I also posted up detail listings of the homes for those who want to look. The individual posts are below:
Leading the way are Reno foreclosure listings and Sparks foreclosure homes based not only on the population (rates are twice as high per capita than other nearby markets). Also check out foreclosures in Carson City, Minden foreclosure listings, and Gardnerville foreclosure and short sale listings. I've also listed the cities of Fernley and Dayton and some listings in the Lake Tahoe area.

Washoe County Notice of Default - The Flood Gates are Open
Tracking distressed properties in Washoe County, NV? This includes the primary cities of Reno and Sparks (but also Incline Village at Lake Tahoe, Sun Valley, and Washoe Valley which has Carson City addresses - go figure...).
I just posted up a list of Washoe County Notice of Defaults on my site that were filed between February 27 and March 11, 2008. Why are the flood gates open? There were 134 new filings in two weeks. This is hardly a trickle...

What is Reno real estate selling for - February, 2008?
More importantly, how negotiable are prices in the current Reno real estate market?
Even though the Reno median home price is down 21% from its peak in 2005 (single family only - no condos, manufactured homes, etc.), the amount sellers are parting with is still not that much more than in 2005.
In 2005, the % of SOLD PRICE to LIST PRICE was 98%. So far, year to date the same metric is 95.1%. While 3% is a meaningful number (especially to real estate agents), it is far less than what most consumers would expect to see for "dealings" with a market like the current.
