The U.S. Senate Passes FHA Modernization Bill S. 2338

I just got word from the National Association of REALTORS Action Center that the Senate has passed the FHA Modernization Bill. They have been working on this for some time now and the next step is to go to a conference committee where they can reconciled the two versions passed, one by the US House of Representatives and the new bill passed by the Senate.

I am hoping we get them to increase the loan limits to the conforming limit now of $417,000. They are also looking into modifying the downpayment amounts to make it easier for borrowers to qualify for these loans. The other terms they are working on is a 40 year amortization, possibly allow more condo loans, varianging the mortgage insurance premium, and other helpful programs.

It is not over by no means. Who knows how it will all look at the end after they work through all of the issues, wants, and dislikes. FHA has been needing to be Modernized for some time now. We are on the right track at least.

Alliance Title Closes Operations in California - Due To Slow Housing Market

The slow down in the real estate industry is evident with title companies consolidating offices and now Alliance Title Company in California has shut down operations. The Elk Grove building that one of my office is in had an Alliance Title Company's office, but it closed down a couple of months ago. It was no surprise because the closings in the area were very small compared to what the market used to be a few years ago. It is a sign of the times we live in. The real estate market is at a all time low, but it is a great opportunity for investors and buyers. The Alliance Title reps and escrow officers who worked in the Elk Grove office were great people who provided great service. I wish them all well!

Life, Liberty, and the Pursuit of Happiness

I just came from Brian Buffini's Turning Point Retreat in Sacramento today and one of the main things that struck me was this statement from the "Declaration of Independence".

We hold these truths to be self-evident, that all men are created equal, that they are endowed by their Creator with certain unalienable Rights, that among these are Life, Liberty and the pursuit of Happiness.

We live in a great country that promises us the following:

LIFE

LIBERTY

AND THE PURSUIT OF HAPPINESS

We can be whoever we want to be or dare to be!

We have life, liberty, and the pursuit.  Happiness is not guaranteed, just the ability to pursue it!

Brain asked a most excellent question:

HOW DO YOU RATE YOUR PURSUIT FROM 1 TO 10?

That is a great question because it makes you think about how much effort are you really putting into it.

Are you happy with your performance?

What is your motivation to keep moving forward?

What is your "American Dream"?

Give it your all is my advice!

I hope you are at a 10 today!  :o)

WHAT WILL YOU CHOOSE?

We currently are in a Buyer's Market and you as a buyer have more choices. The interest rates are low, there is a large inventory to choose from, and the sellers are willing to negotiate almost anything.

What home will you purchase, NEW or a RESALE?

The dazzle of the new, or comfort and value of the old?

RESALE HOME:

A resale home can be better than gold, if it better fits your family needs and you get it for a great better price. The reputation of the community is known and can be predictable.

In some cases Existing Homes typically have more upgrades, landscaped yards, and you usually get more for your money. They are often located in established neighborhoods and have mature trees in addition to what they call, "Character".

NEW HOME:

New homes can be built with your preferences designed in. You usually can select the tile, colors, patterns, and optional upgrades. New homes typically have the latest appliances that are energy-efficient. In addition to that, there is new plumbing and electrical systems in place. They usually have larger spaces with the latest layout designs.

There is less essential maintenance for the home since it is new at least for the first few years. However, the cost of the home usually reflects the added convenience. The community does not have a track record and the future of the area is still to be determined.

Are We There Yet? - Is There A Bottom To This Real Estate Market

Have you been wondering, when are we going to hit the bottom of this real estate cycle?

I know I have been. Although I do not believe in fortune telling, I wish there was a crystal ball to tell us when things will change. I have always been told that you can not tell the future of the real estate market. However, we do know that a full real estate cycle is usually around 6-7 year. It is like a roller-coaster ride, it has it's ups and downs. Most of us are on the way down, but are we at the bottom, yet?

Each community is different and it has it's own local real estate market. One statement about the real estate market in general will not fit all markets. In fact what we hear about the National Real Estate Marketdoes not necessarily reflect our local market. "One size does not fit all!" There are some real estate markets right now that are just thriving and the rest hurting.

In Northern California, more specifically, the Sacramento region, the market has been on a down turn for almost 2 years now. Most down turns do not last more then 2 to 3 years. The market here locally has plenty of homes for sale, so it is a Buyer's Market. People have been waiting for the bottom to hit before they buy. People are trying to time the market just right to leap in.

IS IT TIME TO JUMP IN?

 So my question to you is, "ARE WE THERE YET?"

California Finds Some Relief & Help To Avoid Florclosure

I wanted to share a press release that just came out today November 20, 2007.  This is big news in California because there has been a steady stream of Foreclosures that have been flooding the real estate market for the last couple of years.  The outlook has also been negative with more foreclosures to come the next few years.

The continued forclosures brings the sales price lower as the REO are sold at rock bottom prices.  Buyers have just been waiting and the lack of sales drives prices down.

California's Foreclosure Rate Twice the National Average

The Governor of California with the cooperation of some of the bigger lenders Countrywide, GMAC, Litton and HomEq has agreed to streamline "fast-track" procedures to help keep more subprime borrowers from losing their homes.  These four companies service more than 25% of the loans that are subprime.

Governor Schwarzenegger said:

"With this type of cooperation from loan services, we can save tens of thousands of people from being added to the foreclosure lists. This common-sense approach does not involve a government subsidy or bailout."  "Borrowers need to do their part too.  If these lenders are willing to meet more than halfway, it's important that consumers don't run when they reach out. It was a two-way street that got us into this mess and it will be a two-way street that gets us out."
