There are currently 56 homes for sale in the Town of Rhinebeck, NY. The prices range from $229,900 to $6,900,000. Of the 56 homes for sale 13 are listed at more than $1,000,000. In my opinion, this represents an increase in the number of homes in that price range than we would normally see.
I will present the market analysis two ways. One analysis will include all the homes for sale in Rhinebeck and the other will include only homes listed at less than $1,000,000.
I like to report the statistics eliminating the homes that are priced over $1,000,000 as they can skew the prices of what a "typical family home" would cost. Eliminating the homes with asking prices over $1,000,000 the statistics show the following:
During the month of September 4 homes sold with an average selling price of $538,250. There is one pending sale (under contract) and 2 homes have accepted offers. When I include the homes with asking prices over $1,000,000 the numbers change significantly:

What does this mean if you are looking to buy a home in the Village of Red Hook? You don't have a large selection to choose from but it is a buyer's market so with the help of a good real estate agent you are in an excellent position to negotiate. As a buyer you must be aware the mortgage market is changing rapidly. You owe it to your yourself and to sellers to be sure you are preapproved for a mortgage and that you have enough of a down payment to get that final committment from your mortgage company. Be sure to check with your lender to see if they have established a minimum percentage of selling price for your down payment.

Poets' Walk is a wonderful landscape park in Red Hook, NY. It is operated and maintained by Scenic Hudson. I previously wrote a post about Poet's Walk.
Today it came to my attention that there is a special event this weekend (Saturday 20th from 4:30PM-7PM) at Poet's Walk that some of you might enjoy. It is called "Sunset Reading at Poets' Walk Park". You can get all the details by clicking on the link.
After walking along the paths in the park visitors will gather at the Gazebo around a fire where 8 local poets will read their original poetry. You are encouraged to bring snacks and drinks to enjoy during the readings. Be sure to dress for the weather as the event will be held rain or shine. Although pets on leads are welcome at Poets Walk for this special event they are requesting you leave your four legged friends at home.
So, if you are a lover of poetry, enjoy wonderful walks or want to spend a restful evening overlooking the beautiful Hudson River come out to Poets' Walk Park!
