Monday picture....I forgot. Already it's project 364!!
Tuesday & Wednesday pictures have to do with a call I got on duty. A gentleman called & needed a CMA on 5 properties. I was under the impression that we would be listing these homes in the near future, so I was, needless to say, quite excited about the prospect of 5 listings!!! He gave me the addresses & I looked them all up in the county records. I did a cursory CMA with the caveat that since I hadn't seen inside, these were very rough estimates.
He made arrangements for me to see the homes to get a better idea of their value. So Tuesday morning I met him & a gentleman from a trust company at the homes. I learned that my client's uncle had died intestate & there is some disagreement as to the value of his home & 4 rental properties he had. These are pictures of the 5 properties:

Some are in better shape than others. Some really need some work
The home he lived in was a total of 720 fsf on 2 levels with a basement. Could be REALLY cute for the right person. Very narrow stairs. And 3 old wringer washers in the basement.

Now it appears that I may get an opportunity to interview for the listing job on1-2 of the homes. One ofthe relatives is bidding on 3 of the properties. I need to do the CMA so my client can feel comfortable that he's not getting the raw end of the deal.
This man is one of the nicest people I have met. Even though I will not get 5 listings or maybe not even 2. I have had the opportunity to spend the morning with a super guy. He made sure he always opened the door for me and bought me breakfast when we were done.
That's why were in this business - to help people. He will always be my friend.

My pictures for March 29, & March 30 are from the model I sit at on the weekends for Rockland Homes. Rocky has a beautiful product. He will build anywhere in the Omaha area, but mostly in the west right now. That is where most of the building is going on here.
These are pictures of the inside. The outside is not yet painted and of course there is no pretty green grass right now so this gives you a better idea of the home. It is a ranch with 1592 fsf. 3br, 2 ba. Granite countertops, maple cabinets, Select oak floors, painted woodwork, 3car garage in Lakewood Villages. $249,900.

Neighborhood connections
Today I purchased a very cool website for neighborhoods. You can become the neighborhood expert with very little trouble. This is the picture of my office-mate's site.
Her brother in law, Mike Rolf, is the regional sales manager for the company and is making the rounds. I invited Mike to join AR & he immediately joined.
The initial investment varies based on the number of houses in the area you want to purchase. But as you can see, it is one stop shopping for neighborhood information. I bought two areas and intend to get some sponsors to help defray the cost of the initial investment. There is also a monthly fee, but for that THEY keep all the job information, local phone numbers, real estate, news current. Any of the special items I put on the site must be maintained by me.
At the bottom of every page is my information. So when folks in the neighborhood need Real estate info, they'll call me!!
I am really excited about this new presence. I'll let you know when my sites are up & running!!!

The tax man cometh
I have been working on my taxes for the last few days. Having earned the CPA designation and working in the accounting area for the last 25 years I feel I SHOULD have the expertise to do my own taxes - whether I do or not is a horse of a different color.
Actually, the main reason I so my own is.....I hate paying someone to fill in forms or answer questions on a computer, that I could do myself. By the time one organizes all the records, receipts, expense reports, etc etc into a format that it makes sense, all that is left is the filling in of the blanks in TurboTax or Tax Cut or whatever one chooses to use. So I spend a couple of days to get it all together and put it in the forms. Of course I don't want to pay until I absolutely HAVE to so whatever balance may be due gets paid at 11:59 PM on April 15th. Wouldn't want them to have my money any sooner that they need it.
Honestly, I don't mind paying taxes. Our government provides many necessary services that wouldn't get done if we had no taxes. I am just grateful we don't get as much government as we pay for!!

My husband hates cats
He told me that from the day we met. Loved dogs. Hated cats.
Soon after we were married we got a darling little kitty (his name was Kunta Kitty) he had worms and was really skinny. We treated him for a few days and he was apparently sicker than we thought because he went on to the rainbow bridge in about a week.
Then we got Jinx. Went to get him neutered and found out (s)he had to be spayed. She was our first....She was with us for 15 years and always slept on my feet.
Since Jinx we have had...
Noel (Got her at Christmas. Died after 4 yrs of congenital kidney failure)
Meagan (named by my daughter after a 2nd cousin. Kind of a Psycho-kitty died after about 10 yrs. Never knew what from.)
Phantom (Pure black with a white jewel at his neck. Died after surgery when he was about 4)
Merlin (Proverbial Black cat you might see at Halloween. Carries his tail in a curl)(i dont have a good picture of Merlin)
Callie (Adopted us from the neighborhood. Beautiful calico/grey/tiger striped/tuxedo cat)
Keziah (Found her at the Bethel. Named for one of Job's Daughters. Mostly white with her tail dipped in black)

Bob (Humane society kitty. Longhaired Black. Has a crooked tail and a lopsided ear. We think he was probably on the losing end of some catfights. He's a little mischievous.)

We currently have 4 cats (Merlin, Callie, Keziah, & Bob). ...and 2 dogs. All I can say is....
It's a good thing my husband hates cats. Who knows how many we'd have if he didn't!!!

As another year comes to a close, I'd like to say thank you to my customers, clients & friends. Your support of my adventure is greatly appreciated.
During the past year, I have met so many wonderful people. Some of them I was acquainted with but had never really gotten to know. Others called our office looking for some assistance from our company & I was lucky enough to be on duty. I have been amazed that I could find something in common with almost all of them. I met a young new doctor who went to High school with my daughter's bassoon teacher in a town near where I grew up in Kansas. I met a 3rd Grade teacher who moved here from Iowa whose "boyfriend" played golf with my son-in-law .... Just to mention a couple.
One client I became familiar with this year really affected my attitude in a very positive way. EVERY time I called him & ask him how he was, his response was....
I'm livin' the dream!!

I am so grateful for the support of my friends & neighbors - those I've known for a long time & those I've known for only a short time. What's new in Plattsmouth?
I have lived in Plattsmouth for almost 20 years. I have always been under the impression that it is, what is commonly known as, a "bedroom community." Most folks who live here actually work in Omaha or Council bluffs. While that is, for the most part a true statement, it is by no means a "sleepy" little town.
Its population in 2005 was just over 7,000 (48% male 52% female). Median age of 33, median income of almost 40,000 and median home value of $91,900. In other words, Plattsmouth is a typical smallish Midwest town. (All info from PlattsmouthChamber.org)
While visiting the Plattsmouth Chamber of Commerce website getting this information, I found some of the other events coming up. On Saturday, October 5, 2007 is "Cruisin' Main" (First Friday in October) where car enthusiasts come from four counties to the Show ‘n Shine Car Show. From my recollection, traffic is re-routed for the day and car buffs can show their prized possessions. Here is a picture form last years show taken from he Chamber website.

Come on down the first Saturday in October for the fun!!
