We are almost upon Thanksgiving.......let us be thankful for our family, our friends, our co-workers and our clients. They are all apart of who we are and what our lives are all about. Let's unite and enjoy one Roxanne's #1 Dadanother and break bread together so to speak. If we can not be with them, let's keep them in our hearts. Concentrate on the positive in these trying times. Let's take some time off to reflect on what is really important in our daily lives. I would take health over wealth any day of the week. Whoops.......I was going to put in a lot of small pictures and forgot to re-size. But you know what....things happen for a reason and this man below, Harry Schilling, is one of my husband's most respected and admired mentors, not to mention he is a relative. NEVER GIVE UP TOO SOON

Talk about real estate deals these days..............Get this...............I spoke to an owner of a lake view lot ( a potential seller/listing. ) They wanted a price to list their lot. I flat told them in this market it needed to be under $100,000 in order to get anyone to look at it. Can you guess where this is going???????

I listed it for 195,000. Some say it is a waste of everyone's time. Well, I love a challenge and I am willing to work hard to keep clients and to get referrals and repeat business in the future.

A couple of weeks go by and low and behold.......an offer comes in. An e x t r e m e l y LOW offer compared to the asking price. I can't get into actual figures since it is still in escrow...due to close very soon. My seller countered reluctantly (verbally). The Buyers were firm. About a week later after the offer had expired my Seller came back to me and countered a little lower (verbally). Buyers were firm. I think it happened one more time. Buyers finally came up slightly AND we opened escrow.

The moral of the story is......WORK YOUR DEALS. THEN WORK THEM SOME MORE. NEVER GIVE UP TOO SOON. LET YOUR CLIENTS KNOW THAT EVEN IF THEY GET A LOW OFFER THEY ARE THE LUCKY ONES IN THIS MARKET. WORK IT...WORK IT....AND WORK IT SOME MORE.SOLD BY COLDWELL BANKER LAKE TULLOCH

UP UP AND AWAY

I have been up up and away on a hot air balloon ride and that was fantastic, but have you ever been up to the top of the EMPIRE STATE BUILDING? It is spectacular. When we arrived the screen was flashing a 75 minute wait. Oh my gosh.....my elderly mother, my niece's husband on crutches, my niece, her four year old daughter and my sister and myself wanted so bad to go but we had already put in a full day and we were exhausted! But before we knew it (because of the crutches) we were escorted up the back elevators lickety split and we were at the top of the Empire State Building within 10 minutes. It was absolutely incredible. Even though I had spent two days viewing both upper & lower Manhattan from a double decker bus, I never realized there were soo many buildings in all my life. WOW!Buildings as far as you can see That is pretty amazing. I could never imagine selling real estate in New York City. Is there anyone out there reading my post that does sell real estate in New York City?? Please tell me what it is like.

OFF TO NEW YORK CITY AND BACK TO OPENING UP ESCROW (YAHOO TO BOTH)

Last Thursday evening I spent the night in Bakersfield, CA. Friday morning I arrived at the Airport & departed on United with my Mom and my sister. We landed in San Francisco & changed planes headed to Newark. My niece and family live in Jersey City out on a pier over looking the Hudson River. Hudson RiverIsn't that a gorgeous site? I actually exercised from the top floor of the apartment building over looking the Hudson River. It was breathtaking. We had two full days of site seeing. I have sooo many pictures that I will have to blog several times to show just a few. It was my very first time in New York. I never saw so many buildings in all my life. Wonderful architect. I had a fantastic time and Oh Yes, I almost forgot........the day after I came back I got to open up escrow on a property I was negotiating on while I was gone having the time of my life.

So here's my motto.........let loose, go have some fun and tralalala.......your business improves!!!!

I can't wait to show you some more pictures but it's almost 5:00, time to leave the office and go have some more fun. Maybe I'll be writing another Offer tomorrow.
