CLARKSBURG, MARYLAND REAL ESTATE TREND INDICATOR

If you are thinking about buying or selling a home in zip code 20871, you should take a close look at the following report that compares the statistics for September with the same month last year. There were 35 new listings in the area and 14 listings went to contract. There were 14 actual settlements as compared to 8 homes sold last year. The total sold dollar volume was up 58.2%. The average number of days on the market was up to 210 from 67 days last year. The average days on the market is much longer than the average for Montgomery County. The average sale price was 89.73% of the average list price. What does this mean? It is still a soft market which favors buyers. Interest rates were attractive and have gone lower since the government took over Fannie Mae and Freddie Mac. Buyers have the largest selection and the lowest prices that have been available for several years. The lenders still have a surplus inventory of foreclosures in Montgomery County, but they are also selling fairly quickly as buyers take advantage of the bargains.

If you are planning to purchase or sell a home in Washington County, you will want to know what is going on in the market. The following report is for September and the statistics are compared with the same month last year. During the month, there were 178 new listings and 98 pending contracts. The sold dollar volume was down 3.05% from last year. The number of homes sold was up to 97 from 84 last year. The average days on the market was up to 150 days as compared to 136 days last year. The average sale price was 87.75% of the average list price. The market is still soft which means that it favors buyers. Foreclosures and short sales listings still influence the area market. Buyers are finding it more difficult to qualify for mortgage financing and the trend is to the use of FHA financing which is attractive for most of the buyers. More investors are buying in the area because the prices on lender owned foreclosures are the lowest in several years. Investors are now experiencing the new underwriting restrictions that limit the number of financed homes to four per borrower.

The following report is for September and the statistics are compared with the same month last year. During the month, there were 1,555 new listings and 645 pending contracts. The sold dollar volume was up 5.28% from last year. The number of homes sold was up to 546 from 465 last year. The average days on the market was up to 141 days as compared to 95 days last year. The average sale price was 89.98% of the average list price. The market is still soft which means that it favors buyers. Foreclosures and short sales listings still influence the area market. Buyers are finding it more difficult to qualify for mortgage financing and the trend is to the use of FHA financing which is attractive for most of the buyers. More investors are buying in the area because the prices on lender owned foreclosures are the lowest in several years. Investors should be aware of new underwriting guidelines that restrict the number of financed homes to a total of four.
