Cape Coral Bank Owned REO Foreclosure Property Proper Selling Techniques

The Cape Coral and Fort Myers area real estate market has had a large influx of Bank Owned, REO, Foreclosure properties available For Sale. The banks that own these properties are pricing them competitively to sell within 30 to 90 days. With this pricing many of these properties are selling quite quickly with multiple offers on the table for the REO Managers to review.

However many other Cape Coral and Fort Myers Bank Owned REO Foreclosure properties are sitting stagnant month after month racking up the days on market!

These properties could be liquidated and taken off of the books of the banks if they were listed with the same professionalism that a listing agent would offer their traditional seller.

Cape Coral Bank Owned REO Homes

Cape Coral Florida and other cities in our regions have become a prime opportunity for those looking to purchase Bank Owned REO Foreclosure properties at very reasonable prices.

  • Single Family Homes starting at $49,000
  • Condos starting at $47,900
  • Income Producing Duplex (and larger) starting at $84,900

The prices obviously increase from that price range. This is something to keep in mind when bidding on these properties. We have noticed that some of the asset managers have had the REALTOR® set the listing prices low to draw an increased interest in the property. Now we have seen just the opposite too. These are properties with listing prices slightly higher than the rest of the properties on the market. Many of these properties will encounter higher days on market time. I started suggesting to recent customers to bid on these properties rather than the lower of the low priced ones that will draw 10 offers overnight at times. The results have been impressive on the higher priced high days on market properties.

Trust the judgment of your REALTOR® when placing an offer on these properties. Have them pull comps to see if the price is a dream or reality. You may be in a position where you will want to bid over or under the listing price depending on the comps, the days on market, and activity on the individual property.

Several Tornado touch downs have been reported throughout North Fort Myers FL with the storm continuing west toward Cape Coral FL. Reports of roof ripped off of homes and mobile homes in pieces have been reported.

Cape Coral FL Taxable Property Value Decreases

Cape Coral Florida taxable property value decreased close to 26% according to the Lee County Property Appraisers Office. This estimated taxable value information was released yesterday by Property Appraiser Ken Wilkinson. He stated this was one of the toughest annual valuations periods he has gone through in years.

So what does this mean to you as the real estate consumer? This means that most likely the Fall 2008 Trim Notices and Tax Bills should be providing some savings. This should allow many buyers to increase their buying power by having the potential for lower property taxes by shifting around their qualifying ratios their total mortgage payment (PITI) July 1st 2008 the property appraiser will release the certified taxable values and then in late August the property appraiser will send out the TRIM (Truth In Millage) Notices to all Lee County Property Owners.

Cape Coral FL Storm Season Preparation

June 1st, 2008 is the official start of the 2008 Hurricane Season for cities throughout the U.S. including Cape Coral FL. The question you need to start asking yourself is "Are you prepared?"

In Cape Coral this preparation should start with registering for the City of Cape Coral's CODE RED notification program. The reverse 911 system will notify you via phone (any number you choose) in case of any type of emergency or public service notification such as a boil water notice, etc...
Register for CODE RED notification from the City of Cape Coral.

Your next step is to stop by your local Publix and purchase a NOAA 7 Channel Weather Radio. The one that I own is the WR-100 made by Midland Radio. When severe weather conditions such as thunderstorms, tornados, hurricanes, wildfires, floods, etc... the National Weather Service issues warnings that can come across your TV, Radio, and immediately via your NOAA Weather Radio. Consider it like a smoke detector for bad weather. You can also purchase weather radio this online at Radio Shack. The price varies from approximately $29.99 at Publix to $49.95 from Midland. Make sure you are prepared and GET A PLAN !!! - Head to FloridaDisaster.org this site operated by the Florida Division of Emergency Management will help you create your own personalized Family Disaster Plan. This only takes approximately 10-15 minutes to complete. Once you complete this you can visit these next pages to further prepare. Publix has an Emergency Supplies Checklist and Non-Perishable Food Checklist to survive for two weeks after a storm.

Your final step is to complete an inventory of the items in your home. State Farm Insurance provides a Home Inventory Checklist for you to fill out that will itemize all of your possessions. Also don't forget to take a few moments in addition to the checklist and do a walk through video of your home for your records and the insurance company should there ever be any questions.

Fort Myers Real Estate - Why Buy Now?

Fort Myers Real Estate Prices have gone through some downward changes over the past twelve months. Coupled with this pricing change in homes, condos, and land has been a decrease in consumer mortgage rates. Mortgage rates are almost back to late 2005 levels.

Bankrate.com advertises rates as low as 5.75 % on a 30 year fixed rate mortgage. A recent customer of mine who closed on his new home last week was able to purchase a home with less than $2000.00 out of pocket. I know you're thinking this just cannot be real?

Well it is real. The seller of the property contributed 3% of the purchase price towards his closing costs, in addition to a 3% contribution to a non-profit down payment assistance program that contributed this money to my buyer at closing. This was done in conjunction with a FHA mortgage product and all was defined on the real estate purchase contract and the HUD-1 Settlement Statement at closing.

With lower mortgage rates, special monetary assistance programs, and some sellers willing to make monetary contributions to assist you in purchasing a home... Buying a home is possible with less money than you may imagine.
