You cannot turn on the tv or radio nowadays without hearing of the downward cycle in todays realty market.Bad news piled upon bad news....sub prime crisis,housing bubble burst,troubles in the world....

If you stop for a moment though and take in all the opportunities that are out there , perhaps its not so bad after all!

Interest rates on a 30 year fixed can be had for 6.25% ,FHA has been revised and all the people that felt they werent eligible to purchase a home because of credit issues or lack of cash can still but a house in many cases.

The key to it all is putting together a professional "team" to assist you in all processes of purchases.

From having an agent in tune with the market and options you have available to you, to a seasoned martgage officer abole to sort thru the ever changing industry, to a whole catalog of inspectors, title companies etc to insure everything goes smoothly and you are making a sound purchase or getting a good deal selling your home.

In selling a home the old adage still applies that the value of a house is what the market will bear...price it right no matter the condition and it will move.

There are always buyers out there ...if you try to push the market and sell high your house will sit...as a buyer there are deals out there depending on the sellers motovation but theres even competition out there for homes under 300K

Has the market changed? yes of course... it is a normal correction from the absurdity of the 2001-2005 period where bidding wars happened and people made poor choices thinking the ride would never stop.

My partner Robyn and I have over 30 years combined, we have seen highs and lows and to be honest, we are having a good year,we have been blessed with reasonable clients and have marketed our homes heavily where it counts.

The internet has changed the landscape so much..92% of people start their search online...they now expect their home to have a virtual tour, preofessionally done brochures, online feedback,downloaded to Google/Yahoo classifieds etc.Full color glossy print publications.We provide these things because its what the consumer expects and demands..

Many agents out there do little or none of these things and spend all their energy complaining about the good old days when things sold in a week.

if that agent isnt getting you the exposure you need..its not going to sell in todays realty world.
