Brokers Brunch at Lake Royale

I went to a Broker's Brunch today. It was at a wonderful community called, Lake Royale. Lake Royale has a community 345 acre lake plus a golf course. Of course if you want golf you pay extra for it.

The community is minutes for everything, but still in the country. I bought my first home out there. I loved the place. Then I was looking for larger homes and wanted the country so I moved away from the lake. But I still go back. My friends are out there along with my very first Realtor that I stay in touch with.

This Broker's Brunch had Realtors from 8 different firms. Amazing, I knew over 80% of them. It is all about networking and getting to know each other and staying in touch. Helping each others out.

I also helped out another Realtor today with some paperwork that they were not familiar with.

I totally enjoy helping others.

Interviews by Clients

Just wondering if there are others out there that go through email interviews? Personalyl I will do them.

Question? Why does the potential client not want to talk to the person? Even better yet? Why not set up an interview to meet in person?

I was always taught your first impressions is what you to with!

Are Real Estate Agents / Realtors that scary to talk to? Do they think we will make them sign their life away once we are just talking to them? Do they not understand we give free real estate information all the time?

We are here to help with the process so they do not get hurt. To make sure everything is in order. We know the steps better than anyone else. This is what we do for a living. Why not go with the professionals. When your heart fails we do not try and hit our heart with our fist to make it run better.

We have professionals in all fields for a reason.

Buyers thoughts

I went to a family reunion over the weekend.

My business boomed when I went away. My car and cell phone was my office for the trips entertainment. I managed to work two deals. I guess I need to go away more often.

At the family reunion I was engaged in a conversation about, non other purchasing a home for the very first time with my Brother-in-laws wife.

It was a great conversation and I did most of the listening with a question here and there.

Her belief was that if she called the agent on the sign she could get a better deal on the home since one side of the deal did not have an agent.

I am curious where people get this idea? What show if any every says this? I do not know!

I am open to any ideas of how first time buyers come up with this idea.

Super Bowl Open House

Who would think that super bowl day would bring those out to look at homes.

I thought it would be a great day and it turned out to be just that way. I was busy from the time I drove into the subdivision until I left late.

I was showing walk-ins from the neighbors. Their son was in from out of state thinking about moving into the neighbor hood so the grandparents could help baby sit during the day.

Others just driving the neighbor hood. Checking out the price reductions ask about the incentives. The incentives are removed to lower the price of the homes.

Did I mention that the day brought 60 plus degree weather? Well, it was and everyone was out and about.

With days like this I know things will break and homes will start moving again.

Slashing Prices

Yes, I am talking about Slashing prices.

I thought builder incentives would stay around for a while. I was wrong again. Now, I am seeing the incentives kind of go away. What I am talking about. The builder are removing the incentives and putting them right into the price of the home in the last two weeks I have seen builders remove incentives and reduce the sales price of the homes.

The first week I saw most homes being reduced by $10,000 and that is a lot off the top of the home.

Think about it, $10,000 off the top of a new construction home. WOW is my opinion. You would think that was it? Right? Wrong again? What?

Yes, the builder just took another $20,000 to $30,000 off again. The homes that once sold around the $300,000 are now on the market for around the $270,000. What a difference.

I am thinking why are not more people jumping on this great deal?

Why are buyers still kicking tires instead of listing their homes and putting in an offer for contingent? I do not get it.

Senior Homes

I have been put to the challenge of finding senior home for a new client.

I do not know about everyone else's MLS system. But mine is getting better,at being friendly, of looking up the Senior homes. We now have a space where we can put in HUD compliant Senior Homes.

Here I am now trying to look up those homes and because the system has just recently in the last two or three months added this feature, do you think that those who have listing with Senior Homes would go back and add this feature? NO? Would it make it much easier for us to locate these homes and subdivision? Yes? But where is my help? I know it is to much extra work for that agent to do? right? What if the home would sell faster because other agents now know look up these places much faster?

Duh what am I missing?

Think Positive? How?

For the New Year. What will be different?

I read a blog earlier today about positivity. She wanted to be around more positive people. I got to thinking about it a bunch.

We all need to be around positive people. The world out there does not really understand our career! Most could not handle our job. They think it is so easy. They do not know what it really is like to be told NO so many times and how it wears you down even if you are the most positive person they have ever been around. They do not realize you must work at staying positive. Who do we have to vent on and do they really want to hear us venting. We are to be the most positive people around. We have the job of leisure.

Well, I am hear to tell you I have made great changes in my life and I am going to share what works for me.

1. First of all....I believe in my health. If I do not have my vehicle ready to go how can I preform for my clients. So I believe this is what I need to do.

1. I must fuel my body properly... I no longer take vitamins. I found out that they are not good for you any way. Your body is looking for fruits and vegetables not synthetic vitamins. They do not break down in the body. I started a new way of life. I now take the proper amount of fruits and vegetables. You ask how can I do that. I do it was the real deal in a capsule that is Kosher. Look if you are really interested how to do this I will teach you. Give me a Call and I will change your life all for around $10 a week. You cannot even buy enough fruits and vegetables for that price and you get to get rid of your vitamins that are not working anyway and you are waisting your money there. So is it really $10 a week. In reality it is less.

2. I will surround myself around positive people....you ask me where can you find these people all the time. I will say the Gym and not the gym where only females go. You need to be around the full blown crowd. You will be amazed about these people. They have to put their mind to the test everything they are in the gym. They are setting goals and reaching them over and over again. Don't you want to be these way.

Well, that is not the only thing here that happens. Your body needs to release stress from all those phone calls and there is not a better way to do it that exercises. This will release free radicals and the less in the body the better the body runs and the better you will think.

You can now see that we need the positive all the way around.

Holiday Cheer is on Order

I am so excited, our office is having a little holiday cheer this Friday late morning early afternoon. The time is perfect for me. Sounds like a way to get started early for a Friday. Um, wish every Friday was get started a little early.

Anyway, I am staying home. That means off the roads. I will see my 4 walls and just relax for 24 hours.

I plan on seeing movies after movies and vegetate for the day.

So, I hope everyone who is traveling have a very Merry time and be safe.

My Newspaper Ad

Susan Trombley's Wake Weekly Ad

OK here it is my new news paper ad. It just hit the streets Wednesday night. I had a lot of fun with this ad. I will be doing many more of them. I am working on the best format for this size of an ad. The ad is 2 columns wide and at least 4 inches in length. I can work with the length from time to time. I was allowed this space from my firm. They purchased a whole page ad that all clients can use and such a price reduction I could not afford not to advertise here. And get a load of this this ad is cheaper than i could do in black and white. What a great firm to work with. I am glad I made the change.

Why do I live in the Raleigh, NC Area?

It is the weather. Over the weekend was the Wake Forest Christmas Parade. In the parade was a float carrying the basket to a hot air balloon. Those who were in the basket had to wear a hat and long sleeves. The driver of the truck had the sun roof open with the A/C on full boor to combat the heat being put off by the hot air balloon blast of hot gas for display.

The crowd was huge. The side walks were full of children and parents and all who wanted to see the parade of course. I was in the float in front of the hot air balloon and we could see the effect of the heat being giving off by the balloon torch. We also noticed that a lot of little children had their ears covered when the noise came from the hot air balloon torch.

After the parade, those who were in the basket were looking for cooler ground. I believe they would not have been this warm if it was not for the North Carolina warm winter. We were above 70 degrees for the day.

Now that is why I love North Carolina. Once you are here you will not want to leave.
