The number of homes on the market in Maggie Valley as of today (October 4) is 303 (highest number of homes on the market in Maggie Valley all year).
Absorption Rate.
The rate of sales in the present market, when considering today’s active listings (303), renders an approximate absorption rate of 42.6 months, or an inventory level that will take 42.6 months to sell at the present rate. A 6-month inventory is ‘normal.’ An inventory below the 6-month level is a “Seller’s Market.” We have a roaring Buyer’s Market at the moment.
