Well I guess I should have put this at the top of the list. Even though I have listed it 3rd, safety features are vitally important to creating an atmosphere where potential buyers feel comfortable in your home. You do not want to give them any cause for alarm. Make sure that all of your smoke detectors and carbon monoxide detectors are functioning properly. If you do not have them, install them now. This is as much for you as for the sale of your home. Make sure that your home is not hindered by overgrown trees or bushes and check for broken stairs, railings, sidewalks, etc. Pay attention to your household electrical system and make sure that you have the proper amount of amps for your use. Do not use excessive extension cords and make any improvements or repairs to your electric system now. This is definitely not an area you want to delay. 4. Check out Environmentally friendly products.
There are a myriad of products available and in for some the cost is coming down. Environmentally friendly decking, insulation, plumbing fixtures, heating sources, etc. can make a big impact on the value and sale of your home. These are becoming increasingly important in today's market place.
5. Give your home the attention it deserves!
Go through your home room by room and then along each side of the exterior. Make note of any items that need attention. Deferred maintenance can be a deal killer in the real estate market and it can also end up causing larger and more costly problems. Does your trim need paint? Bushes need trimming? Interior paint need a pick me up? Outlet covers need replacing? Are all of your doors functioning smoothly? Make your list and just do one thing at a time. You will not only feel a great sense of accomplishment, but you will be adding money to your bottom line at the same time.

Yes, the firewood is split and stacked, and all of those oil tanks are being filled. Mainers are busy preparing for winter! But there is still plenty of time to buy and get all moved in before winter. The temps here are still pleasant. Our long autumn is showing all of its glory in the leaves. The local farmer's stand, Blackie's on Minot Avenue in Auburn still has plentiful great produce.
