Fairfield - A Town that runs on Volunteerism

Friday August 1st was the first day of practice for the Fairfield Giants Pop Warner Football and Cheerleading program. It is an amazing sight - almost 400 kids on a practice field. They come from all neighgorhoods and school districts. All here to learn about teamwork and responsibility --- and have some fun while learning....

It occurred to me that it takes several hundred volunteers in all capacities to run a program like this. All contributing time and effort without any monetary compensation....all to help kids learn, stay active and have fun. I took a moment to think about all the sports programs - Little League Baseball, Recreation Soccer, Recreation Basketball, Lacrosse, etc All organized and run by volunteers. All contributing their time freely.

It took another moment for me to add in all the community service organizations from our local Red Cross to all the Boards and Commissions that serve our town. Again, countless volunteers serving because they can and because they want to give back to the community.

Our town is much better off due to their efforts. In fact, I don't see how our town would run without all the volunteers that make it go. So this is just my part in saying - Thank you to all for your time, effort and committment. Thank you.

Fairfield Pop Warner Sullivan Bowl

Fairfield Pop Warner hosts Annual John J. Sullivan Bowl!

The Fairfield Giants Football and Cheerleading programs will host the 41st Annual John J. Sullivan Bowl over two days starting Friday evening August 22nd at 7:30PM at Fairfield Ludlowe High School Field. Fairfield has the honor of holding the very first Pop Warner Football game played each year in the nation.

This year the Fairfield Giants will be hosting the Seymour Tigers teams. "It is quite an honor for our town to be First in the Nation." stated Steve Finnegan, President of the Fairfield Pop Warner organization. "We're very excited to be kicking off a new season and the Seymour Tigers are a formidable opponent. We're going have our hands full."

"We are expecting a large turnout both at Ludlowe on Friday evening and at Sullivan Field on Saturday" added Jack Tetreau, Fairfield's Athletic Director and Sullivan Bowl Chairman.

Adding to the excitement will be a celebrity announcer Paul Piorek of Channel 12. He will be announcing all five games. Mr. Piorek is a native of Fairfield. He has been the weather anchor at News 12 Connecticut for the past 12 years. He is a familiar face on The Morning Edition - Monday through Friday. Mr. Piorek won the 2007 Emmy award for television weather. He recognized as the best among a field that included all the New York metropolitan-area TV stations.

The Sullivan Bowl is actually four games played over two days - Friday evening - August 22nd and Saturday - August 23rd . The feature game is played by the Midget teams pitting Fairfield vs. their Seymour counterparts on Friday under the lights at Fairfield Ludlowe High School field. This is followed on Saturday by the younger teams taking the field - the Mitey Mite 1 team at 9AM, the Junior Pee Wee 2 team playing at 11AM. The Pee Wee team plays at 1PM and the Jr. Midgets at 3PM. The Saturday games are played at John J. Sullivan field located on Old Dam Road in Fairfield.

There will be almost 450 children participating from over 300 families this season. Over the past 40 plus years, thousands of Fairfield youngsters have joined the ranks of Fairfield Pop Warner alumni. Pop Warner is a national program with over 250,000 participants each year. The local program is run by the Fairfield Junior Football Program, Inc. - a non-profit organization supported entirely by tax-deductible donations and volunteer support.

It has been a very different six months for Greens Farms Real Estate. Coming off a superb 2007, everything looked like this neighborhood was immune to any of the national or regional real estate slowdowns. However, we now are experiencing home sales being off almost 60% from last year. This is an average of just over 2 homes sold per month. With an inventory of 39 homes for sale, this means that we have a 20 average market time.

With only 13 sales, we don't want to put too much weight on the sales numbers. However, we are showing a 17-29% drop in Average Selling Prices. This is one of the largest drops Westport has seen in any neighborhood. The silver lining is this is a great time to buy and there are some great values to be had in one of the most desirable locations in all of Westport!

Fairfield Rental Market Update

March 2008

With all the turbulence in the Sales sector, we have been getting asked what is happening with Rentals - so here is a quick update from the first three months of the year. This market data is for yearly rentals that are unfurnished. This is the largest segment of the market and should provide the best information on trends. We included rentals of all types and all numbers of Bedrooms.

Overall, the Rental segment is surprisingly stable. The units rented for the past three years are relatively consistent. The Median Rental Price and the Average Rental price seem pretty stable. The Average Rental price is trending up but that may be due to some homes that should have sold are being rented instead and these would typically be larger homes.

Unit Sales are off 41% from the prior year and continue the three year downward trend. This is similar to the Single Family trend in unit sales. What is a bit of a surprise is that the Median and Average Selling Prices seem to be very stable. This is counter to the trend in Single Family Homes where we are seeing a dip in prices too.

This is good news for Bridgeport and Values. We just need to get past the mortgage cash crunch and loosen credit a little bit for the condo market to start thriving again.
