This is a market report written (6/20/08) on the subject of Rentals in Leisure World of Maryland. At this time there are a total of Fourty-Three apartments on the market for rent. They range in bedrooms from 1 to 3 with the clear majority being the 2 bedroom apartments, and in rent from $900 to $2,200 a month. Some of these rents include utilities and some come with garage space.

1 Bedroom Apartments

Of the fourty-three apartments on the market for rent only eight are 1 bedroom models. The current listed rents range from $900 to $1,400, with the average being $1,187. The days on market range from just over a week (8 days) to near three and a half months (112 days), with the average being close to a month and a half (46 days).

No 1 bedroom apartments applications to rent are currently under review by the landlord.

There have been three 1 bedroom apartments rented since May 1st. They have been rented from $1,000 to $1,150 per month, wit the average being $1,067. The days on the market ranged from three days to near six months (183 days), with the average being three months (90 days).

2 Bedroom Apartments

Clearly a majority of the current market of apartments for rent in Leisure World is the 2 bedroom configuration. Of the fourty-three apartments thirty-two are 2 bedroom models. The current listed rents range from $1,100 to $2,200 per month, with the average being $1,519. One has just come on the market (1 day), while the longest has been on the market for near seven months (225 days). The average days on the market for the 2 bedroom apartments is near 2 months (65 days).

Two 2 bedroom apartments applications are currently under review by the landlords.

There has been four 2 bedrooms apartments rented since May 1st. These apartments where on the market from near three weeks (19 days) to near six months (171 days), with the average being near three months (85 days). The rents for these apartments ranged from $1,100 to $1,595; with the average being $1,268.

3 Bedroom Apartments

There is only three 3 bedroom homes in the set of homes on the market for rent in Leisure World at this time. The listed rents range from $1,800 to $1,900 per month; with the average being $1,833. While one has just been added to the market place (1 day), the longest has been on the market for over five months (169 days). As of 6/12/08 there are 61 Condos on the market in this area, with configurations ranging from 1 to 4 bedrooms, and list prices ranging from $111,625 to $299,000.

There are currently seven (7) homes FOR SALE in this subdivision of Silver Spring , Md. 20906. These homes range in size from two-bedroom single level dwellings to three- and four- bedroom townhouses. There is only one (1) home currently under contract and one (1) that has gone to the closing table in the month of May.

In the two-bedroom set there is only one (1) home that is currently on the market listed for $165,000, and it has been on the market for near three months. The one home in the community that is under contract is a two-bedroom home that was last listed for $179,000 and was on the market with the current realtor for just over 5 months (153 days). The one in the community that sold during the month was also a two-bedroom home that was originally listed for $214,000, last listed for $208,000, and sold for $200,000 with a seller subsidy of another $12,000. Montgomery County Maryland Parks Update

Several weeks back I talked about the contest to find the teen Park spokesperson (Park Star Search). Well the process starts soon, with auditions on March 29 and again on April 5. So re - read the post, get out and try out, or learn how to participate in the selection process.

I also recently told you about the parks program to plant a tree and how to registering for a summer camp programs.

Well today is about the summer intern program to be offered by the Parks and Planning Department for College students. They will be conducting interview for position in Mid April and announcing the selection by Mid May. If know of student interested in regional or community planning, architecture, landscape architecture or urban design, urban studies or geography, environmental planning or science, historic preservation, or a slew of other related fields have them check out this opportunity to learn and get paid too.

Kimberly Place Community SignThis market report is about Kimberly Place, a subdivision in the Silver Spring Md. zip code of 20909. Data for this report was obtained from the local MLS - Metropolitan Residential Information System (MRIS) on the evening of 3/17/08.

At that time there were a total of 8 of the homes on the market FOR SALE. Two of which are 2 bedroom 2 bath homes with no basements. They are listed for $189,000 and $214,000; and have been on the market for an average of close to seven months (200 days). There are three 3 bedroom 2 bath 1 half bath homes with no basements ranging in price from $199,000 to $309,000; with the average being $264,263. These have been on the market from 182 days to 304 days, with the average being close to 8 months (238 days). There are also two 3 bedroom 2 bath 1 half bath homes with basements on the market for sale. These homes are listed at $309,998 and $330,000; with very similar periods of time on the market 172 days and 315 days, thus an average of near 8 months (244 days). There is one of the rare 4 bedroom 3 bath 1 half bath home on the market for sale at $330,000 and it has been on the market for only 12 days, the newest one to be put up for sale.

There is currently only 1 home in the community under contact that has not been settled on. That is a 2 bedroom 2 bath home with no basement. Its last advertised price was $175,900 and it was on the market for near three months (82 days).

There have been only 5 homes that have gone to the closing table since last April 1 2007 the most recent being in October 2007. Of this set 3 where 2 bedroom 2 bath homes with no basements, two going for $210,000 with sellers subsidies of $7,000 and $10,000. The third of these went from $232,000 with a subsidy of $2000. They were on the market for an average of two and a half months (49days). One that closed was a 3 bedroom, 2 bath home with no basement, it settled for $299,900 with a seller subsidy of $8,997 and was on the market for near five months (155 days). The other one to sell was a 4 bedroom 3 bath and 1 half bath home; which settled for $339,200 with a subsidy of $9000.

This market report is for Condo Apartments FOR SALE in the Silver Spring Md. 20906 zip code excluding those in the active senior's community of Leisure World. As for this date (3/1/08) there are currently 46 Condo Apartments FOR SALE in this market place, four homes went under contract during the month and 6 were SOLD during the month of February. Of the 46 homes 17 were added to or came back on the market during the month.

On the same day there were a total of 152 Condo Apartments on the market FOR SALE in all of Silver Spring Md. and 742 in all of Montgomery County.
