I wanted to prepare for the audience and talks about specifically about deficiency judgments.
I really believe that a deficiency judgment is one of the most important aspects for a short sale to be successful in

Because, in the event than the bank accepts the contract of purchased and agree in the final charges as specified in the HUD-1. . as a Realtor doing short sales, our jobs is to push the envelope for our clients and ask the bank to remove and not pursuit 100% a deficiency judgment against your client.
Would that be an easy task?
No
But you should at all costs try to do this for your client, assuring them than they will not be harassed by a future company that just purchased for 10 cents to the dollar the note showing your clients liable for the rest of the mortgage.

Ok, my last client wanted to "low ball" an offer to the seller.
I explained the reason why he shouldn't do that. .
"The value of a home is determined by it's "Market Value". Market Value is defined as the price a willing seller will accept and a willing buyer will pay for a property that has been exposed to the market for a reasonable length of time"

My duty is to interpret this data and adjust it to compensate for varying condition of the homes, any additions or variances ofor each property and only then I can recomend you a price range for your offer."
I think he got the picture. . .we put an offer, we negotiated and GOT IT!
