I was told by a lender today that Fannie Mae & Freddie Mac (they buy the loans after local lenders make them...if the loans fit their guidelines) are tightening their guidelines again... they are flagging areas as transitioning and declining areas based off sales in the last 6 months... they are also raising the standards to even qualify for a loan. So my advice is if you were thinking about buying a home, don't wait. Call your realtor today! Offutt AFB - Market Conditions

Bellevue, the closest city to Offutt A.F.B. is experiencing a Buyer's Market. It is a great time to buy!. There are lots of buyers looking for their dream home. Interest rates are low, and just dropped to 5 1/4 to 5 3/8. There is still alot of inventory, but homes that are priced right and in showing condition are selling. There are alot of great deals due to bank owned property for investors, usually these homes are in need of "TLC"(repair). These homes are harder to find, you will need a realtor that knows where to look. Ask about TLC Buyer's Program.

Advice to Buyers - The interest rates are expected to rise so if you are considering buying now is a great time to do it. Don't forget you will not have to pay any real estate commission as the seller's broker will split their commission with a buyer's agent. It is a great advantage to have an experienced Realtor find out what you want and need and then find it for you. An experienced Realtor can research specific neighborhoods as well as specific houses to help you decide what you should offer. They can also provide invaluable buying tips that save their clients time and money. It still is a great time to move even if you have a house to sell as property values are holding, but the competition is as steep as the inventory is large.

Advice to Sellers - Sellers need to price their homes competitively, and respective of condition. Mortgage Madness Leads to Short Sales

Lenders have made it even tougher to get a loan now! They go too far one way and snap back like a rubber band and go too far the opposite direction! Can't we all just have some common sense? Not long ago lenders were making it all too easy to get a loan at 100% and even 120% of purchase price. You could get an inflated appraisal on your home and take more than the home could sell for out of the home leaving the homeowner sometimes unknowingly upside down and leaving those mortgages very unsecure! No wonder we had all the foreclosure!! The lenders who profited off making those "silly" loans should be on the hook for taking the losses not passing their poor judgements on to the people. If you know of anyone who is "upside down" on their home due to this I can help them do a short sale. A short sale is one where the bank takes the loss not the homeowner.
