I live in the Highlands area of Louisville. It is not downtown urban, but it is a densely populated area that is full of life, people, shops and restaurants. A couple of weeks ago I had an opportunity to spend some time at a neighbors Vineyard and winery just out south of Louisville.
It is a short drive to Brooks Hill Winery in Brooks, Kentucky. We went on a Saturday hoping to find one of the owners, Mike and Karen Hatzell and their dog Lili, there. Karen and Lili were on hand serving and educating customers on the wines, the grapes and the land. They have about 30 acres and were getting ready to put in the vines that will produce grapes for their future wines. Right now they are making wines from grapes they purchase. We are looking forward to some warm days when the vines are in to head back.
The land in that area reminds me a little of Eastern Kentucky with the hills and winding roads. We took a short walk back behind the winery, but the previous night's rain left the ground a little soft. We headed back in to sit in front of the warm fire and sample some of the other wines. The wines have interesting names like Morning Sky and Coral Ridge. I was surprised to hear the story behind that one. Rose of Sharon is very popular and I have friends that live out that way that say they are lucky to find it when they stop in on Saturdays. I brought home the Hill Breeze.

I'm always amazed when folk say there is nothing to do in this town. check this list of wonderful downtown attraction. Louisville has an annual program where they entice locals to enjoy many of these attractions by offering half price admission. Look for it.

The Hub
was planned for downtown Louisville's E-Main District and has been listed as apartments and condos. I have not been able to find any updates on what is happening with this development. If you have any information, please email me.
It does point to continued interest and development in the downtown area that is going to be important for people who actually live there. Stores and shops for daily living needs are starting to show up. (See subsequent blog posts.)
The Hub includes new construction of two 5-story buildings that will house 60 apartments and retail space.
Located at 300-320 E. Market Street, this $3.5 million project is another addition to the East Market arts district and part of the $150 million in investment as a direct result of the opening of Slugger Field.
Here are some market statistics from the Greater Louisville Association of Realtors (GLAR). Market conditions haven't changed much, but there are still sales and that's important.

February 2008
Sales: 715 Avg List$: 173,605 Avg Sale $: 165,908 Days on Mkt: 86 Months of inventory: 11.15
If you have read other blog posts, you may remember that under 6 months of inventory is a seller's market and over 6 months is a buyer's market.
