Country Living Magazine 2008 House of the Year

As a result of my blog about Targeting Specifics I have had some requests for more information about the Country Living Magazine 2008 House of the Year.

This home has had a lot of press lately and was featured in the February 2008 issue of Country Living Magazine. Since the open house last October all the furniture and funishing have been removed. I have had the opportunity to show this home and there is quite a difference viewing it from a magazine completly filled with furniture and seeing it in person, especially now that the home is vacant.

Normally I send people to the Country Living website, but now that the home is for sale people have asked me for more information; they want the listing information and they want to see what the home looks like.

So here are some pictures of the beautiful Country Living Magazine 2008 House of the Year. I'm not the listing agent but I have access to the listing information. So if you want it please contact me and ask for it.

South Carolina Remains Strong

02-23-08
Authored by: Jon Miller

Call MeIn every state of the union address the president always tries to work in the phrase "The state of our union is strong" or "remains strong" or something to that effect. The same goes for the state of the state address where the governors try to give the same type of appearance that our individual states are strong and healthy. And I suppose one could assume that if you travel further down the chain of command to our communities, our mayors give the same type of overture that our cities and towns are strong.

Now I'm hearing the same thing from the National Association of Realtors, except for the caveat that all real estate markets are local and one should learn about conditions specific to that area.

In 2007 there were more than 5.6 million homes sold nationwide, which was the fifth best year on record. The national home ownership rate is currently at 67.8%, which was down only 1.4% from the high of 2004. But get this... in South Carolina the home ownership rate was 4.4% above the national average. That's right, home ownership is 72.2%.

The outlook of purchasing a home in South Carolina is pretty darn good (Ahem), I mean STRONG!

Check out the National Association of Realtors website and see the housing market facts that are available. There you will find many answers to the questions you may concerning the real estate market.

WRIGHT'S POINT

02-12-08
Authored by: Jon Miller

Wrights PointNestles in the outskirts of Port Royal along the main thoroughfare of Parris Island Gateway (Highway 802), and beautifully tucked in behind commercial road frontage is a quaint waterfront community called Wright's Point Plantation. Wright's Point captures the essence of the traditional Lowcountry feel. This charming neighborhood is a true waterfront community graced with two-story Victorian style homes.

The road is a mixture of tabby, oyster shells and asphalt. The brick-lined sidewalks and walking trails are adorned with perpetually lighted gas lamps. The sidewalks are pedestrian friendly where you can meet and greet your neighbors as you walk past their front yards. These sidewalks lead to the gazebo in the park and to the community dock where you can fish, shrimp, crab or simply watch the dolphins play in the waters of Battery Creek. Enjoy a rest under the shade of the stately Spanish moss-draped live oak trees while watching spectacular sunsets over the marshes of Battery Creek. You will also see ducks and an occasional turtle in the pond that naturally fed from an artesian spring and is adorned with a fountain.

The beauty of Phase 1 of this neighborhood is that the open spaces were sensitively designed in "V" fashion with the narrow part facing the back of the property opening up to the wider part facing the water. This allows each individual home to be able to take advantage of the water view. All of the interior homes face the open space and slightly face the water. Phase 2 allows for a higher density mixture of single-family homes of various styles, and Phase 3 consists of a commercial center with an inn, restaurants, shopping and apartment-style living along the main corridor.

WILLOW POINT

Willow PointWhen searching for a waterfront community with spectacular panoramic views, look no further than Willow Point. Located in the Shell Point community of Beaufort off of Highway 802, Willow Point is one of our newest classy subdivisions.

Willow Point overlooks the Broad River and the Broad River Bridge. Many boaters and fisherman find great pleasure in cruising along the river or catching their haul in their favorite "secret" fishing holes. Crabbers, Shrimpers and Oystermen also find the Broad River a great place to catch their favorite seafood. You can launch your boat from any one of the several local public boat ramps located nearby. If you enjoy observing nature you may also see a dolphin playing in the river or an egret or blue heron perched along the marsh grass.

The Broad River Bridge is the main thoroughfare that connects northern Beaufort County with southern Beaufort County. There is where you may transit to such communities as Bluffton, Hilton Head Island and Savannah, Georgia. Willow Point is a spectacular shoreline that may also be seen from the bridge as you come into Beaufort.

Willow Point is a traditional pedestrian-friendly neighborhood where you may walk along the sidewalks to meet and greet your neighbors. It has walking pathways leading to the community dock where you can stop to fish, shrimp or crab. It also has two fresh-water ponds and a community park with gazebo.

The home sites have parking in the rear which is accessed from rear alleys. Building homes with rear parking allows you to maintain a pristine streetscape with great curb appeal.

Enjoy fine Lowcountry living in a waterfront community at Willow Point. Whether you purchase an existing home or buy a lot and build your own home, Willow Point is a great place to settle down. It has easy access and is convenient to shopping, schools hospitals and simply everything you may need.

OVERLOOK AT BATTERY CREEK

02-04-08
Authored by: Jon Miller

The Overlook at Battery Creek makes for a charming neighborhood and is a great addition to Beaufort. What used to be an unsightly trailer park across the street from an upscale gated community was turned into a pristine high-quality community of homes with plenty of open space and amenities.

Talk about creating the highest and best possible use of the land! The architects designed the Overlook in a truly grand Southern style, all the while keeping in mind preserving all the moss-laden live oak trees. Big Oak Park was created to save these centuries-old trees, which speaks a lot about the developer's commitment to preserving the landscape and adding value to the community.

This pedestrian-friendly neighborhood features amenities that include:

  • walking trails and a wooden foot path with rest stops of swings that overlook the marsh
  • sidewalks where you stroll along and can meet and greet your neighbors
  • community dock on Battery Creek where you can fish, crab, shrimp or launch a kayak
  • oyster house and pavilion with an outdoor fireplace
  • swimming pool, where you can swim laps, or sunbathe

The multi-level floor plans of every home in the Overlook have master bedrooms on the main floor. These homes were also designed for you to take advantage of the breezes off of Battery Creek while sipping your favorite beverage from your open-air porches.

The Overlook at Battery Creek was developed by PEC Development Group out of Atlanta, Georgia with help from Edward Pinckney Associates, Dominic Tringali Architects ad Allison Ramsey Architects. It has also been selected as 2007's best new home community with fewer than 150 units by the National Association of Home Builders Design Committee and Professional Builder magazine.
