Sometime as buyers agents, our job is to preview homes for out of town buyers. If they find something they are interested in while visiting my website, I am more than happy to preview the home before they have to make the drive to look in person. This is a tour I have put together for some potential out of town buyers who wanted a little more detail than the mls pictures provided.

To my potential buyers: I hope this helps answer any questions you have about this property. There isn't ANYTHING negative I can say about this home. The sellers did an excellent job on the remodel. It has it's own unique style that really is very beautiful. The attention to detail even down to the lighting and choice of interior doors is just beautiful. And the screened in porches are a special touch to help enjoy the beauty of the property. The home is immaculate. The pasture surrounding the barn is wood fencing. Right in the middle of the pasture is a HUGE oak tree. I can only imagine how beautiful it looks in spring, summer and fall. There is an equally HUGE oak tree in the front yard.

The average list price was $163,094 with a high of $309,000 and a low of $99,900
The average sold price was $156,169 with a high of $285,000 and a low of $97,000
The average number of days on market for sold listings was 94 with a low of 14 days and high of 350 days.
Compared to last month, the number of new listings are down, pending sales are up, and solds are the same.


The high number of sales for 2009 and 2010 was more than likely due to the home buyers tax credit. Meaning sales for 2011 are steady and right in line with the market in other cities in The Shoals Area. Our low market was in 2008 and we have steadily been on the upward swing since then.
