You could be incurring the cost of flood insurance if your property is located on the new flood maps for Lee County, Alabama. However, if you obtain insurance now as opposed to waiting until February 2010 when the maps are to become effective your rate will be substantially less. The new maps will double the number of residents from 800 to 1600 that are considered to be in the flood plains. The weight and feel of old coins in one’s hand is, to me, similar to that of a rare, out-of-print book--- you touch history and imagine the hands and hearts that held the stories. Local electrician, Lee Waller, had my full attention the other day when he pulled a couple of old coins out of his pocket and began telling me the story of how they came to be in his possession. He has a friend whose business is buying older, sometimes historic properties, and renovating them for resale here in Lee County. So one day, on the job, his friend found a bag of several dozen old coins. The two pictured here, illustrating both sides, are the ones that had been given to Lee – a token of friendship! They seem to have some English or Russian markings on them, and are dated 1799 and 1774. If you can provide any information or interesting details about these coins, please feel free to email Lee, who is secretly hoping for an early retirement!
THIS STORY GOT ME THINKING ABOUT HOME RENOVATIONS in general, and how there are still some smart improvements or renovations you can make to your home--- even in these penny-pinching times--- that can help later in the sale of your home. Minor improvements and renovations can also improve energy efficiency that can make a noticeable difference for your savings or selling plans. Here are a few ideas:
Lighting - Change the light bulbs! ENERGY STAR products claim that “If every American home replaced just one light bulb with an ENERGY STAR qualified bulb, we would save enough energy to light more than 3 million homes for a year, equal to more than $600 million in annual energy costs.”
Windows – check for good insulation, ease of operation, and if trims need re-painting or touch-ups. If you need to replace windows or have that in your plans, choosing ones with the Energy Star are much more efficient and can drastically reduce heating and cooling costs.
Water Heaters – heat pump water heaters are a new option, cutting electric water heating costs in half!
Bathrooms – minor things like replacing outdated commodes, upgrading mirrors, lighting and hardware, maybe replacing boring faucets or an inefficient showerhead, or just adding a fresh coat of paint, can let things look better, feel better, and make a subtle impact in the sale of a home.
Flooring –Quality carpeting, if cared for, can last up to ten years, according to several local homebuilders. On the other hand, I’m told that quality wood flooring can last a hundred years or more. Most buyers I’ve worked with seem to prefer wood flooring, especially in the main living areas. Some buy and replace it. Some request the builder to replace it if it’s new construction. A few buyers won’t even look at homes that don’t have wood flooring!
I recently showed several prospective buyers a townhome, new on the market. Each one ooohed and aaahed at the upgraded brick pavers installed in the entryway, kitchen and baths. It seemed to add something special to the flavor of the whole house.
Shop around and compare prices and labor costs (if you’re not planning to install it yourself). There are some good deals right now, due to some stock surpluses since construction slowed down last year.
Appliances - Don’t run appliances into the ground. This can be costly, not to mention a household headache to not at least consider a replacement. One man I knew kept complaining about his washing machine that he'd had for years. It didn’t wash clothes properly. It took a long time to run the cycles and he had to tweak things during the process. For several weeks he frequently mentioned needing to find the time to take a trip to a major plumbing store about 60 miles away to find some hard-to-find (antique?) parts, insisting it wasn’t something he could order online or by phone. He said he didn’t want to buy a new machine ‘because he could fix this one again.’ Can you step back and see how much time and attention is wasted here? Not only is it a damper of personal energy, needing to use that much attention for weeks on end to the problem of not being able to wash your clothes with any ease, but it also required a lot of his very valuable time just to think about it, vent about it, and maintain a demanding workday schedule.
Of course many appliances are worth the repairs, but at least consider all the options, especially if you’re spending a lot of time-and-money resources on the maintenance of a home appliance. Today’s appliances are extremely energy-efficient, and they add vigor and value to daily living and also a HOME FOR SALE.
Fireplaces – I helped a young friend with the purchase of a home in 2006. Now we are trying to sell it. When he purchased the home, built in 1996, there had always been some problem with the gas fireplace not being able to operate. Someone had given the previous owners a “major price” for its repair, so when my friend purchased the home, it was bought with the fireplace in “as is” condition. Through his diligent questioning and consulting with experts, my friend learned that there was an air bubble in the gas line that kept it from operating correctly. He had it repaired for $179.00! Yesterday, I stopped by and saw it working for the first time. It’s really a brand new fireplace because it’s never been used. What a difference it makes, adding functional warmth and improving the focal point in the main living area of his home. This Seller turned the “as is” defect into a very attractive selling feature! If you use your wood-burning fireplace, chimney cleaning and regular maintenance shouldn’t be overlooked in your home investment. This is relatively inexpensive, and can save you thousands in damages that could result from a chimney fire. (Top Hat Chimney Sweeper in Opelika came to the rescue… they even wear top hats! Jump the gun and have a home inspection done - If you’re not sure what needs fixing, hire a state-licensed inspector who can give you a complete report on repairs and possible improvements for your home. Work from this list to address any of the plumbing, electrical and HVAC systems as you can. If you are planning to sell in the near future, you will most likely be responsible for these repairs anyway, so you can do some planning for this now. And the sooner you can repair anything related to these systems (leaky pipes, dripping faucets, electrical shorts, low water pressure, always running out of hot water, etc.) the sooner you should see savings on water and power bills. Just remember that little problems are always easier to repair before they become complete disasters, and a Home Inspector can give you the facts and ultimately, peace of mind.

You won't believe what happened yesterday---it was like a dream!
I live in a village development of apartment-style homes in Auburn, Alabama. One of the best things about my end unit is that I have a decent view of the lake, a much appreciated amenity when I’m working at my computer and able to enjoy the view.
Within a one-mile radius of where I live is a movie theatre, a shopping mall, a row of restaurants, some new subdivisions, a medical park and Lee Scott Academy. This is anything but uncongested countryside!
Yesterday (Groundhog Day, right?), I was at my computer, working on a flyer… listening to piano sonatas in the background…when…did someone say MOOVE?! When I looked up out the window, COWS WERE LOOKING IN! Can you imagine my surprise?
Close friends and family know how much I love cows. They’ve always brought me some “magical” feeling, perhaps inspired from the vivid memory of a cow-jumping-over-the-moon mobile that hung in my bedroom of early childhood.
At first, you know, the disbelief of the scene is trying to register while my heart sprints into a hundred miles a minute pace…I scared my cats to bits as I grabbed my phone and camera and raced out the door. The management office answered my call to let them know that “cows are here!” “Oh, someone called who is looking for them,” they told me.
So here are some pictures I was able to snap, following them towards a parking lot where they must have felt cornered, because then the ones in the back---I thought they were smiling for the photos as they seemed to be staring at my camera--- began sort of charging towards me and the others followed suit. I raced back up the incline from the lake, back towards my place, hearing their stampeding behind me, synchronized with my heart rhythm! They kept on along the lake, towards the backside of another building, and, I expect back towards home. On my side, somehow, the grass looks greener now.
I hope they enjoyed their visit as much as I did!

'IF CANDLEMAS DAY IS BRIGHT AND CLEAR, THERE WILL BE TWO WINTERS IN THE YEAR.'
The legend of Groundhog Day stems from this Scottish verse. In the late 1800's a man named Phil, in Punxsutawney, Pennsylvania, began predicting whether or not the winter was going to be long, or if spring would arrive early. This was all calculated on the actions of a groundhog emerging from his burrow on the second day of February, and looking for his shadow. If a shadow is seen, it means another six weeks of winter. If there isn't a shadow, it's agreed that spring will arrive soon. Residents of Punxsutawney, PA contend to the accuracy of these predictions, year after year. I've read that this sighting and "official" prediction was mainly a more secretive affair, until 1966, when the actual, groundhog observation event became a more publicized phenomenon and thus an American institution. In the 1980's, this event gathered a crowd of 1000 - 2000 people. By 1997, 35,000 people were recorded as having witnessed this event. And in 2002, the number rose even higher to 38,000 (and it was a chilly 19 degrees Farenheit!). BRRR! I think thos e temps have returned for 2009!
According to the ledger, the Groundhog sees his shadow about 90%
of the time.

Any way you slice it, BROADCASTING via Social Media and Marketing is ON THE RISE. For the Real Estate agent, the applications and methods create neighborhood networking on a global scale. Systems like Twitter, Facebook and Friendfeed can deliver a steady stream of relevant information to consumers, be it a new listing, an open house, or "just in" market news from the financial world. These applications utilize what some refer to as "micro blogging"---an efficient way to generate real-time information with only a few words (140 maximum on Twitter). As a member of the ActiveRain community, a primary network for Real Estate, I find that these byte-sized bits of broadcasting know-how, sandwiched between me and my networks, is feeding a steady stream of information & resources, opportunities, and professional relationships,all of which have added the greatest value to my business and my personal outlook for business, since becoming an ActiveRain member over a year ago.
BLOGGING is a lot like HOMEMADE BREAD. Breadmaking is a favorite pastime of
mine, and something I used to do quite often when computers were non-existent. It was a way to connect to a center of rhythmic remembrance and movement beyond my immediate world, kneading thoughtful content, clarity, hope, patience, and the simple joy of sharing a slice of life with those around me. Similarly, BLOGmaking organizes some basic ingredients and works them up into something tasteful that can feed a targeted market (which for me is Real Estate, happy homes and familes that live in them).
At the speed of soundbytes, SOCIAL Media and Marketing has entered the world and all the ways we can (and often must) do business. SOCIAL indicates that we are all in this together, interrelated, in an interactive mode. No one can do this alone. It's basically understanding that everyone is an amplification system that is broadcasting something, somewhere...essentially, this can be duplicated, leaving a trail of breadcrumbs back to your contact information. That's what these systems can do for you. Suddenly, you're tuned into a world that historically has been literally unseen, potentially un-networked...transforming to virtually seen and visibly networked.
NEW IDEAS are sometimes hard to digest, let alone swallow. I remember the invention of the bread machine in the late 80's. NO WAY! I declared it defeated my purpose, and never invested in one. Thankfully, that attitude is not a rule for my thinking. It's worthwhile to explore new ideas and see if any part of it can apply to you or improve something in your life, like your business. I knew what I loved about making bread and the machine wasn't going to improve that. SOCIAL Media and Marketing, however, sandwiched between you and your services and product, is changing the way we can do business, and every little bit of understanding goes virtually everywhere (like RAIN!) And the best news of all is that the newest bread-making methods are being buzzed about, offered and shared, with an outlook and enthusiasm, emerging from a center of integrity and transparency---on a grand scale...BECAUSE WE CAN...because the scientific instrumentation IS HERE and technology is altering our use of time---and for the first time ever, our SPACE. It's not about THE SELF as much as it's about the self in relation to THE WHOLE and the richness and vitality of all of us together...as a SOCIAL SPECIES, developing relationships. Discover the daily bread of broadcasting that is stirring Social Media and Marketing. Learn how different applications leaven layers of experience and expertise that can invite and sustain business relationships. Get introduced to social sites and learn how they can function best to build your business relationships. With a little help (and with little or no cost!) from friends at places like ActiveRain and DomusConsultingGroup, you can learn how to use the tools and stack up the ingredients that will layer your online networking for growth and success. And, you'll have a good taste of new friends and associates along the way! Like being associated with a radio station, a broadcasting network is an alliance. But there is so much more you can do when you begin broadcasting over multiple channels and develop a poweful, online hub of networking.
