About Fairhope's The Willows

The Willows - Fairhope, Alabama's Hottest New Subdivision

Jason Will - SouthAlabamaLiving Real Estate Team: Real Estate Agent in Fairhope, AL

D.R. Horton defies the odds of an entrenched buyers market with their newest community, The Willows in Fairhope, Alabama. The top rated home builder recently constructed 8 new spec homes and have sold all but 2. What is the key to their success?

D.R. Horton has managed to take advantage of the down market in terms of acquiring land. With the drop in acreage value and the rise in developer foreclosures in our area, D.R. Horton has been able to transfer the money they save on land to their home pricing. Their price points are unmatched among their competition and homes in The Willows are listed as low as $70 per square foot.

D.R. Horton understands that buyer traffic in their subdivisions is the key to moving their product. They have a three part plan to generate contracts on their inventory and presale homes. The first and most important element is their competitive price point. Next, they include many upgrades as standard features and offer home buyers powerful incentives to purchase their homes, like upgrade allowances and closing cost concessions. Their third approach is to attract the attention of the active Realtors in the area through increased commission compensation, offering as much as 7% commission to the selling agent in select communities. D.R. Horton's consistent sales strategy also allows the them to maintain the integrity of their pricing in their communities, like The Willows, which adds a strong selling point for future home buyers.

D.R. Horton obviously recognizes that price has taken the top slot on the buyer's ranking of top amenities but location is still key. The Willows enjoys one of the best locations of any new community in Fairhope, AL, located on Fairhope Avenue near the center of town. This location puts all that Fairhope has to offer at your fingertips, to include schools, shopping, dining, and the many delights of Fairhope's cherished downtown.

Fairhope, Alabama - The Willows Subdivision

Dedra Lipscomb - Daphne and Fairhope, AL Real Estate: Real Estate Agent in Daphne, AL

I'm moving to Fairhope, Alabama, but where will I live? Are there any subdivisions close to town, with new or newer homes? What is the Fairhope Single Tax Colony and how does that affect my decision? All good and frequently asked questions.

When you decide to move to Fairhope, Alabama you will have so many choices of places within Fairhope to search for your new home. The Willows Subdivision is one of the newest subdivisions, offering new homes at very reasonable prices and is easily one of the best locations for a home just outside of the "downtown" area. Keep in mind that we do tend to become spoiled here, as outside of town means about a minute and a half of drive time, compared to the half hour or more it would take you to get from downtown Mobile to West Mobile. I laugh at myself about this sometimes. A late night trip to the grocer's might take two minutes, but I think, oh I'll wait til morning - it's too far. Go ahead and laugh with me. As I said, living in Fairhope, Alabama will spoil you.

But wait, I was talking about The Willows, wasn't I? The Willows is graced by weeping willows at the entrance and the street names are all about The Willows: Weeping Willow Street, Swaying Willow Avenue, Tealeaf Willow Lane. It is lovely with its lake and fountains, community gazebo and the curved streets and walkways. Since opening about a month ago, at least eight of the brand new homes are under contract, with more contracts for building. I would venture to say that this neighborhood will be filled out pretty quickly.

The homes are built by DR Horton, a National Home Builder. They offer many different floor plans, can make custom changes for their clients and the exterior elevations are varied. All the lots are at least a hundred feet across, and the depth varies from lot to lot. Base prices begin in the low $180,000's and run up to the low $300,000's. Of course you can choose options that will increase the base price, and that depends on your pocketbook and your taste.

The land is Fairhope Single Tax Colony land and I wrote about that last June in the highlighted post. Feel free to email me or comment here if you have other questions about owning on Fairhope Single Tax Colony Land.

There are other subdivision, and I will be taking you through some of them in other posts. For now, I'm loving what I have seen and experienced with The Willows in Fairhope, Alabama and the efficient, competent sales team there.
