Homewood, Alabama – We are well in to 2009, and it is time to look at the year of market statistics for Birmingham Homes for Sale. As we have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Homewood Alabama homes. For this report we are going to be focusing on Homewood Alabama Real Estate
For the first quarter of 2009 there were 165 Newly Listed Homewood Homes for Sale. The Average Price was $341,354. The Median Price was $284,900.
For the first quarter of 2009 there were 35 Sold Homewood Alabama Real Estate sold in Birmingham Alabama. The Average Price was $333,232. The Median Price was $312,000, with 138 Average Days on Market at 91% of list price.
Currently there are 259 Active Homewood Homes For Sale with an Average Price of $350,983. The Median Price is $298,500, with 138 Average Days on Market.

Homewood Alabama is a community located just south of downtown Birmingham. It is a 5 minute drive from your driveway to the parking deck. IF you want to save time AND gas - Buying A Home in Homewood Alabama is a great idea. Home Sales in Homewood were up in February to 13 (January sales were only 9). Of the 13 homes that sold, prices ranged from $115,000 for a 2 BR 1 BA on Shadesview Terrace to $615,225 for a 4 BR, 4.5 BA on Currie Way (near Samford University). The average sales price for a Homewood home was $390,079 and the sold homes were on the market an average of 219 days. Currently there are 340 homes for Sale in Homewood.

If you look at JUST the number of homes that closed, January was not a good month for Real Estate sales in Homewood. Only 9 homes actually sold and closed. Since there are currently 306 homes on the market, you could say we have a 34 month supply of inventory!
Now having said that - all is not doom and gloom. There are contracts on 58 properties in Homewood - 42 units in the new condo complex Hallman Hill are under contract - many going under contract in the last 2 months. They haven't closed because the building is not complete. Once these units are completed, sales in Homewood will skyrocket compared to previous months. 
Of the 9 homes that sold in January, prices ranged from $68,000 for a 3 BR 1 BA in Rosedale to $647,900 for a 4 Bedroom, 2.5 Bath in Hollywood.

The Real Estate market in Homewood was down a little from September '08, seeing its fewest number of sales this year. Part of this is seasonal and part is based on the rough economic news. We show 15 homes closed in October ‘08 - also down from October '07 with 19 closings. The average salesprice was $217,366 with prices ranging from $108,500 for a 2 bedroom, 1 bath condo at The Hermitage to $415,000 for a 3 bedroom, 2 bath home with a carriage house in Hollywood. Currently there are 317 Homes on the market which represents a 21.13 month supply.
