Village Of Providence Huntsville Alabama 35806 Market Report October-December 2011

The Village of Providence is a relatively new area of Huntsville Alabama and has undergone a great deal of growth. It continues to be a vibrant upscale area of Huntsville attracting new business and restaurants testing the market. Home styles are a good blend of tradition from Georgian and Federal to the very popular Craftsman and Bungalow. 2011 closed out the year with 9 active listings which is fairly normal for the holiday season with sellers knowing that with the holidays buyers that are actively looking are more serious and that sellers have less competition this time of the year. I believe the two sales and two pending sales show that even in the holiday season buyers are out there especially when you consider the price range that the small Village of Providence community commands. Pressing the point further, two more homes went pending after the included graph's were made.
I'm well aware of market conditions around the nation with some areas doing well and others still facing a challenging market. Our area of Madison and Huntsville Alabama has for the most part seen consistent, slow, but steady growth not giving in to the highly competitive, multi-offer negotiations that unrealistically inflated housing prices as seen in the past in other areas. That's not to say, we haven't been hurt by the housing market down turn over the last few years, but we have weathered the storm and are returning to a very good market quicker. We've seen our share of foreclosures and short sales, but in my opinion we have turned a corner and are on the mend. Home prices are at very affordable levels and of course the interest rates are at all time lows.
One thing that seems to be a reoccurring theme is that buyers I'm working with are missing out on homes they fall in love with by hours because they were taking time to think about an offer or were waiting to see if there would be a further price reduction on a home of interest. Until recently I've hesitated to tell buyers that they need to make an offer on the home of their choice quickly because I don't want them feeling pressured or pushed into making a decision, but with that said I now give them examples and suggest that there is that very real possibility the home they want may be sold before they bring an offer to the table. So of the 14 available homes represented in the bar graph, 7 are now off the market and there's a good chance that the home a buyer liked is no longer available.

Village Of Providence Huntsville Alabama Could This Be Snow??
Village Of Providence Huntsville Alabama Could This Be Snow?? Well, it's certainly the right time of the year for snow being January 7th, but the local temps today are in the upper 50's and 60's so snow is a little unlikely.
As you follow the photos down I believe you'll begin to draw your own conclusions. I came to the @Homes Realy Group real estate office around 8:30 this morning before meeting clients and as I looked down the street I saw a bunch of white stuff on the corner and out into the intersection in front of Grille 29. I had to check it out and this is what I found.
Just a guess, but I'm pretty safe in saying that the Village of Providence was pranked when someone dumped soap, laundry detergent or whatever into the fountain. I've gotta admit that I was more amused than annoyed...at least this was a non destructive prank that had disappeared in no time.

The Cold Causes Water To Act Funny...But Still Pretty Cool! Village of Providence Huntsville Alabama
It's been a chilly day here in the Village of Providence Huntsville Alabama, in fact it dipped down into the 20's
and when the temps go that low it causes water to act funny...strange...and sometimes in beautiful ways.
On the back side of my office building is a four story stairway open (to the elements). I've decided to start taking the stairway instead of using the elevator since I'm currently out of my usual work out routine. Earlier today I noticed a little 2 in curly-Q of ice that had formed from one of the railing balusters. A couple hours later on another trip up the stairs I noticed that little 2 inch piece of ice had grown to about 6 inches and still later it had grown to about 7-8 inches. I began to check on it regularly as I watched its slow decline until finally just a few minutes ago it is gone with the help of evaporation and the wind. I wish that I had the forethought to take a photo when I first saw it, but this will have to do. Apparently, water that had found its way into one of the iron balusters was freezing, expanding and finding a way out. This is the product of that expansion.

Providence Cafe, The Village Of Providence, Jazz & Wine Tasting, Huntsville Alabama, 35806
One of my favorite areas to write about is the Village of Providence and for good reason. There is a special atmosphere here that doesn't quite resemble any other neighborhood in Madison or Huntsville Alabama. The Village of Providence is popular for several reasons and most important to me are the restaurants, homes and physical location of the Village of Providence itself.
I've written about every restaurant in this area lately and I've given a little more
attention to the Providence Cafe, first because it offers locally roasted coffee (I need coffee) and secondly I like how they're running the Providence Cafe. They've hired all the right people, friendly, courteous and they really like what they do. The Providence Cafe is trying out a few different things in terms of events to see what their patrons want. One thing I really like is the outdoor gated cafe area where you can park your K-9 buddy and have a bite to eat or a relaxing coffee...water bowls are filled and ready for your dogs. My
favorite Providence Cafe offering is the Wednesday night (every Wednesday night 5:30-7:30) Jazz & Wine Tasting for only a $10 fee...Cool Jazz played by local musicians in an inviting neighborhood atmosphere. There is also art work from local artists displayed for you to purchase. The Providence Cafe is to be commended for it's support of the community, local artists & musicians and for it's use of local Tennessee Valley coffee roasters.

December's Season Of Celebration & Sharing, Toys For Tots, Huntsville Alabama, 35806
I've shared a couple of posts recently about the Providence Cafe, a new restaurant and coffee shop here in the Village of Providence. For quite some time now they've had a collection box for Toys For Tots and I've watched that box go unfilled for weeks and decided to do something about that by delivering a few unwrapped presents to an otherwise empty box in hopes that other patrons would follow suit and fill the box to the top. Unfortunately that hasn't happened yet, but there's still time to pick up a gift for a child, who might not find anything under the tree this Christmas. If you live in the Madison or Huntsville Alabama area, why not stop by with a gift for a child...lets fill this box to the top...there's still time.
