I teach Sunday School at my neighborhood chapel and had lunch this afternoon at the clubhouse afterwards.

Everyone knows that Daniel and I are in real estate. We often get those "I am so sorry" looks when the subject of the local real estate market becomes the topic of conversation.

As is often, the subject of real estate came up between our table and the one next to us. Interestingly, people don't even bother to ask how condos and beach homes are selling in and around Orange Beach Alabama. If you open up the Mobile Press Register, you know! The headline of the real estate section today was..."A dismal outlook for 2009" or something along those lines.

In place of questioning real estate, everyone seems interested in whether vacation rentals are up or down. I am one of those "honest to a fault" people so I am not going to candy coat it for people. However, the truth is that vacation rentals are up. I cannot explain it and I know that we are in a recession (*according to CNN), but the honest to goodness truth is that Vacation Rentals are jamming.

The fact that the rentals are doing well tells me that people will shortly start buying again. I disagree with the Mobile Press Register and I am going to go out on a limb and say that 2009 will be better than 2008.

So there it is, I have made a prediction. 2009 will be better than 2008. My logic is as follows. The sales prices are at an all time low. Banks are dumping properties in foreclosure (*which is another point I will blog on shortly), yet the rentals of the same properties are up. It does not take too terribly long for the word to get out and the public to decide that it is a good time to buy. Next thing you now, we will be on our way out of this mess.

I can't wait to the end of 2009 to see if I am right! I predicted the downturn in late 2005 when everyone was still living on cloud nine so we will see. I may just be on to something :)

I want to give you a quick update and also let you know that my full analysis will be available in the next few days!

In the meantime, I want to share a few quick numbers with you:

Total number of gulf front condo closed sales from 12/1/2007 to 12/31/2007: 23

Total number of gulf front condo closed sales from 12/1/2008 to 12/31/2008: 71!!!!

THE TREND CONTINUES! I can not wait to finish my analysis for the 4th quarter of 2008!

This December was one of the most active December months that I have experienced since I began working with my father at RE/MAX in 1999! I feel like we are continuing to see positive change in our market. A change that I have been reporting on now for almost a year!
