Bella Vista Arkansas Top 25 Places to Live

Deana Smedlund: Real Estate Agent in Rogers, AR

Hello everyone, I have not been on here lately to blog but wanted to share with everyone that recently here in Northwest Arkansas on our local news station 40/29, Bella Vista Arkansas was named one of the top 25 places to retire. It actually made it to #12. I thought that was great! I sell real estate in this area and Bella Vista is a great place to live for all ages not just for people that want to retire. It has been known as a retirement community for a long time and still is but over the recent years it has grown so much and many families that have moved to this area have found Bella Vista as their favorite pick. Our major towns are Bentonville, Home of Wal-mart Home Office, Springdale which has the Tyson Corporate office, Rogers of course and Fayetteville which is the Home of the Razorbacks. There are many small towns in between but these are the major 4 and anywhere you go around here you can't go wrong. The lifestyle is great not too busy but yet has many things to offer. Bella Vista is known for it's 7 lakes and has many properties that have lake front and of course the golf course. Bella Vista is unique in the fact that is not as flat as some of the other towns. It has many trees and hills and rocks and just a real natural look and feel. It also has many walking trails. So I am so glad that is was named #12 because I do agree that this is a wonderful place to live and retire if your looking for beautiful scenery and love the outdoors this is the place for you. There are older homes and newer homes so you have your pick if you like older homes that someone has fixed up or you like new construction you will not be disappointed. There are all sizes, shapes and ages of homes to choose from. Also not to mention the other towns and all they have to offer as well.

I would say if your moving here or know someone who is please have them give me a call, I would be glad to assist them in finding a home in any of these towns. Also if you are moving away for any reason I would be happy to help you sell your home as well.

So Congrats to Bella Vista for putting Northwest Arkansas on the Map as the #12 place to retire in the U.S.

Rural Development Newsflash from Jet Stream Lending of Northwest Arkansas

Ben Roberts: Real Estate Agent in Rogers, AR

rural development loanBill Evans of Jet Stream Lending always keeps me up to date on the latest mortgage news. Below is an email he sent me this morning outlining some worrying information about the USDA Rural Development Single Family Housing Guaranteed Loan Program (SFHGLP). For any agents or buyers that currently have a Rural Development qualifying property under contract, this information is for you!

Rural Development Newsflash!

The Federal Government is operating under a Continuing Resolution (CR) covering the period from October 1, 2008 through arch 6, 2009. For the Single Family Housing Guaranteed Loan Program (SFHGLP), a guarantee level of $2.6 billion was allocated under the Continuing Resolution. Demand for the DFHGLP is at a historic high, and we anticipate this funding will be exhausted by January 9, 2009, if not sooner.

USDA Rural Development - the government - will continue to accept and process applications, and will issue Conditional Commitments "subject to receipt of Congressionally approriated funds." We expect congress to pass a Continuing Resolution allocating additional funds for Rural Development Loans.

Banks may continue closing loans under the SFHGLP, however, we expect the majority of banks will not fund these loans without the availability of government funds in today's environment.

What does this mean for you and your clients?

If you currently have a real estate transaction utilizing the USDA Rural Development Loan Program and it is set to close after January 9th, it may not fund for up to 3 months.

If your clients are in the process of obtaining a Rural Development loan anywhere other than Jet Stream Lending, check with that loan officer now. Ask if the bank intends t fund your clients' loans despite the lack of government money. If this is the case, Jet Stream Lending is ready and willing to close and fund your real estate transactions.

Jet Stream Lending has the resources to fund Rural Development loans despite the lack of government funds. We are committed to you and your clients with or without the funds and promise business as usual.

Thanks to Bill Evans with Jet Stream Lending for providing some really important information on Rural Development loans. As much of Northwest Arkansas property is designated as being able to get Rural Development loans, this is a great thing to know about and stay on top of.

Contact the Jet Stream Lending Team if you have a home loan need by calling them at (479) 254-9403 or visiting their website at JetStreamLending.com or contact me to find out more about the home buying process.

We took this photo for a project we're working on. It's Loch Lomond in Bella Vista AR. The shot turned out too beautiful to not share.

Everything was perfect that day for the shoot - the sky, the weather, the colors in the trees.

Do you find yourself with house envy...

I am tasked by realtors to go into all kinds of homes to photograph them. Most are beautiful homes and some even leave me with a little house envy.

Around here right in the middle of the US we don't have any beach front property, very few grand cityscape views, but we do have our own marvelous touches of nature.

Wouldn't you love to look out your window and see this everyday?
