Relocating for Walmart? All about Bentonville Arkansas including the best Real Estate search in NWA!

Nicky Dou | Century 21 Exclamation Realty: Real Estate Agent in Bentonville, AR

Welcome to my blog - I am Nicky Dou and I am a Sr. VP and Executive Broker at Century 21 Exclamation Realty in Northwest Arkansas. I have been in the real estate business for 9 years and have worked for some wonderful companies including owning and operating a small boutique Real Estate company for 2 years. In a nutshell - I love what I do. I have helped many people relocate to Northwest Arkansas from so many different areas and have gained some wonderful friendships along the way. I am a lifelong resident of Northwest Arkansas and currently reside in Bentonville - but the areas I work also include Fayetteville, Springdale, Rogers and the Beaver Lake area (sometimes Bella Vista)... You can read more about me here.  I have been the #1 Century 21 Agent in Arkansas for 2 years straight as well as ranking in the top 1% of ALL Realtors in Northwest Arkansas. Enough about me - I want to hear more about YOU! Email me to begin the process!

I wanted to write this BLOG post for those of you moving to or from Northwest Arkansas including (but not limited to) those transferring for Walmart or a Vendor of Walmart. I have assisted many families relocation process that work (directly or indirectly) for Walmart. Most of the time you are "assigned a Realtor" and I will probably not be the one they "assign to you". However you do have other options - most of the families I have worked with have either been referred to me or found me online way before they were "assigned their Realtor". I am certified with most all of the relocation companies out there including CARTUS & SIRVA and all you need to do is to let your relocation director know that you would like to work with me. If they need any additional information they can call me. I have found that many people do not know that they have this choice.

All about Bentonville, Arkansas  (for even more info. about Bentonville as well as other cities in NWA click on the link)

Rich in history, blessed with stunning scenery, and offering wonderful opportunities for outdoor sports and recreation, Bentonville is a city on the move. Part of the vibrant Northwest Arkansas region that ranks among the fastest-growing in the US, this charming city of almost 30,000 draws deeply from its pioneer roots and Ozark heritage. Family-friendly neighborhoods and its intimate historic Downtown reflect the city's small-town and rural community values, yet Bentonville welcomes newcomers and supports business, and is full of excitement about the future.

Location

Bentonville is Benton County in the Ozark Mountains, in Northwest Arkansas. It is located at an elevation of 1300 feet in the gently rolling wooded hills and deep valleys of the Ozark Mountains. Bentonville is 20 miles from Fayetteville, 77 miles from Springfield, MO, and 96 miles from Tulsa, OK.

Interesting Facts/Historic Buildings and Places

In 1836 Benton County was established as the first county in the state of Arkansas, with Bentonville as County Seat. Through the intervening decades, many of them tumultuous, Bentonville has maintained its historic character and still boasts 72 historic buildings and homes within its city limits, including the well-known Peel House Mansion and Historical Gardens.

The Peel Mansion was built with meticulous care in 1875, using the best local materials and craftsmen. With his wife Mary, Colonel Samuel West Peel, a pioneer businessman, Indian agent and Confederate soldier who became the first native-born Congressman from Arkansas, raised their nine children on the farm and apple orchard surrounding the house. A splendid example of an Italianate mansion, it has been beautifully restored and furnished with extraordinary period furniture and embellishments to create an authentic early Victorian ambience.

In addition to its historic and scenic charms, Bentonville has become famous as the home of the founders of Wal-Mart and the site of their first retail outlet. The original Wal-Mart still stands in Bentonville's town square, serving as a visitors' center to illustrate and remember Wal-Mart's history, its rural roots, and the philosophy of its founders, who exemplified the small-town virtues of frugality, hard work, and dedication. The front of the premises recall an old-time "five and dime" store, while the rooms in back form a kind of museum housing relics and mementoes marking the stupendous success of the Walton family and their company.

Scheduled to open in 2010, the Crystal Bridges Museum of American Art in Bentonville will be one of the foremost art museums in the United States. Set in gorgeous Arkansas woodland, the stunningly designed Museum is the brainchild of Alice Walton of Wal-Mart fame. When completed most of the 25,000 square feet of gallery space will house masterworks of American art from the colonial period to the present day. The Museum will also feature a 250-seat indoor auditorium, areas for outdoor concerts and public events, sculpture gardens and walking trails, and exhibits of Native American art as well as the work of regional artists and special collections from national art institutions.

Jobs

Wal-Mart Stores, Inc., the world's largest service and retail corporation, has its headquarters in Bentonville, and many large and small companies (including some listed in Fortune 500) have regional offices in Benton County to support their accounts at Wal-Mart. The huge Tyson Foods Corporation- the world's largest meat processor- is located in nearby Springdale. The economy of Northwest Arkansas is booming, with rapid population growth and many new businesses being established, including high-tech and knowledge-based industries. Unemployment is so low as to be practically non-existent.

Housing

Bentonville is a rapidly-growing town in an area experiencing high population growth and economic expansion. Its real estate market currently favors buyers, with a very wide range of homes available in all price ranges. There is growing interest in upscale residential developments and gated communities in the area, including some fabulous lakeside and golfing communities. Some of my favorite neighborhoods include Chapel Hill, Rolling Acres, Hidden Springs, Lochmoor Club, St. Valery Downs, Talamore and many others. Facing Your Giants in the Real Estate Biz

Deana Smedlund: Real Estate Agent in Rogers, AR

Hello everyone, I wanted to share some motivational words with you today. In our sales meeting today our coach played the Facing the Giants movie for us. I have seen this movie before a few times but this is a movie that you can see over and over again and get something different out of it. The movie is about a football team that defeats a much larger team than them but the story has many life lessons and can be applied to family, work and just every part of your lives. In Real Estate we many times face rejection, fears, successes and failures. This business is not for the weak and it's not for people who accept defeat. We as Realtors have to face giants as many people do in other professions and in their private lives. So anyone would benefit from watching this movie. This movie has been proving effective over and over as it's watched in locker rooms, conference rooms and homes alike. There are many success stories of people who after watching this movie have went on to face their giants no matter what they may be. There are so many things in this movie that can be written down and applied to our business and our lives. One thing is attitude. You have to have a good attitude. Second is actions usually follow beliefs, if you believe you can't do something or be successful then you probably won't be. Also preparing for the rain, if you prepare for the rain but do not plant your seeds then you do not believe it will really rain. It is not hard to get down and feel sorry for yourself. The past year or so in Real Estate has been one of the worst and listening to the media will back that story up time and time again. I for one got my license in August of 2007 and I was told why are you getting into real estate now, this is the worst time ever, are you crazy? No I am not crazy I believe in real estate, I believe in myself and I believe that I will be successful in this business and no it will not be overnight but in time it will pay off and now is the time to prepare for the rain because it will come and for those who do not believe it will then I would say to them get your umbrella because your gonna need it. I am a firm believer that there is power in positive thinking and you have to believe that you will be successful and that your a great Sales Agent because if you don't who will. There are many religious quotes in this movie and though I am not going to quote any I can say that if you watch this movie it will change your life and if you don't want that to happen then this movie may not be for you.

So watch this movie and apply it to your business or even your personal life and watch as you defeat your giants and you acheive victory after victory. Set goals, make a schedule, stick to it, Be the best at what you do.

Some Giants we face:

Phone(rejection on the other end)

Short Sales(not knowing how they work)

Mad Sellers(not telling them the truth up front)

Buyers(getting agency agreements, getting them pre-qualified )

Media(listening to the negative comments)

You(not believing in yourself)

Defeating the Giants:

When you are rejected, say NEXT and move on.

Take a short sale class in person or online, ask a fellow agent how they handled one.

Tell sellers up front you will not over price a listing that you want and need sell-able listings and they want to be competitive in the market, will save you from having them mad down the road when you ask for a price reduction.

Buyers, get them to sign an exclusive buyer agreement with you so they don't walk away after you have shown them 30 houses and they decide to go through a for sale by owner and get them pre-qualified so you know what price range they need to look in. Save yourself time and money.

Media, turn off the T.V. read a motivational book or take an online class.

You, tell yourself that you are the best sales agent and you people like to list with you and that you are the best closer out there. Do daily affirmations and look in the mirror when you tell yourself these things. You will start to say and believe it if you hear it on a daily basis.
