Did you know that there are more and more people purchasing investment properties? I've have been talking to so many people who are considering moving their money into something that they have control over. While there are risks in any type of investment, Real Estate has always been a strong option for people who don't want to have that "hands off" feeling.
Currently we are hearing about the impending stock market crash and people are getting ready to buckle down and see what damage the storm hits them with. All of this is going on while in NWA (Northwest Arkansas) we are experiencing a low in purchase price of homes and a high in renters. So many people, families, young professionals, university students, are looking for the right place to rent.
I saw a home today that needs about $5,000 in repairs. It has 3 bedrooms, 2 full baths...get this, $40,000. This thing would rent for $700 - $900!!! That's amazing return on your money! There are so many deals out there like this that YOU get to have some control over, vs a stock market that you're completely at the mercy of.
Put your money into something that makes sense. Call me if you're looking to invest in property that will cash flow. It's out there. Now's the time.

This is NOT the time for me to start a posting. The Market in the Downtown Historic Fayetteville is hitting on ALL cylinders for the past couple of weeks, and I am living proof that sleep, food, & physical exercise are a CRUTCH for those that don't live, sleep, eat, & breathe Fayetteville Real...Estate. Sellers are starting to really catch the wave of proper initial pricing, & Buyer's are unable to resist 4% money, or they're simply getting sick of RENTING!!! I see a really STRONG 3rd & 4th Quarters for those involved with Florida "IS" Fayetteville Real...Estate.

Sometimes, I think it's a good thing that NW Arkansas isn't growing as fast as it was a few years ago. It allows us to step back and take stock. We can look at what was happening then and how it affected the area and decide if that's how we want future growth to look.
One trend which has been noted and bandied about by elected officials and others is that of developing a so-called "green corridor" in NW Arkansas to try to attract clean businesses and pursue green growth concepts. And it's working. Fayetteville was just named number 2 in the Huffington Post's "7 Unexpectedly Green Cities" in the US, along with such places as Eugene, OR (#1 on their list), Austin, TX, Huntsville, AL, Nashua, NH, Reno, NV, and Long Beach, CA.
We have an opportunity here to decide how we want our quality of life to look many years in the future. For example, the Fayetteville Trail System is expanding and drawing recognition from elsewhere. Our farmer's market on the Fayetteville Square was among the first in the area, but now there are others, such as at the Jones Center in Springdale and elsewhere. There's talk of a possible light rail system connecting the NW Arkansas towns, a project that I think would provide a lot of great jobs and rejuvenate the centers of town in many of our communities, not to mention provide our construction workers with projects to build. And (to promote a somewhat self-serving advantage of all of this) the injection of good jobs will also help the housing market as new people move into northwest Arkansas.
A glimpse at the other Unexpectedly Green cities is also worthwhile as a suggestion of what types of projects may be worthy of attention by northwest Arkansas officials and decision-makers for our area in the future.
Altogether Fayetteville and NW Arkansas have been the subject of many studies of the "best places" to live, raise a family, do business, etc. The most recent of these was the selection of Rogers as #10 in CNN's Top 100 of America's Best Small Cities. This focus on "green" can help preserve the quality of life of Northwest Arkansas, stimulate business and provide the basis for future intelligent growth.

August 2 was the deadline for proposals for the Walton Arts Center expansion in NW Arkansas. There were 24 proposals submitted from northwest Arkansas communities, chambers of commerce, the University of Arkansas, and individuals.
I'm for expanding the current site in Fayetteville, but some of the other site proposals are very interesting and provide an expansion of the "arts scene" in northwest Arkansas. With the Crystal Bridges museum under construction in Bentonville, the existing Walton Arts Center and University of Arkansas music and arts venues in Fayetteville, the new expansion will contribute positively to the quality of life in Northwest Arkansas--wherever it ends up.
