Wichita MLS statistics for January 1, 2007 to March 31, 2007
The number of residential sales in the 1st three months is down 7% from the same period in 2006 and up 10% from the same period in 2005. The colder weather experienced this winter probably contributed to this decline along with some national media information on National real estate markets.
The number of new Residential listings also declined 7% during this period and the total number of existing homes for sale on the market was 7.5% below the inventory for March 31, 2006.
New home sales for the same period were down 3.4% from 2006 but up 5% from the same period in 2005.
There were 3,649 new listings in the 1st 3 months of 2007 and 2044 sales. The average price was $108,800. Avg. days on the market for the entire MLS were 68 and the average list to sale price ratio was 96.94%.
The average sales price for Zone 100 (west Wichita) was $155,281 compared to $155,040 for Zone 400 (Northeast Wichita). Avg. DOM for Zone 100 was 49 compared to 72 for zone 400.

There were 504 new construction homes laced on the market in the 1st 3 months. 378 were sold. The average price of a new home in West Wichita was $216,800: $270,400 for NE Wichita and $203,800 for the entire Wichita MLS.
The is 3.4 months of inventory in the $60,000 to $100,000 range, 3.3 months in the $100,000 to $140,000 range, 3.9 months in the $140,000 to $200,000 range, 5.3 months of inventory in the $200,000 to $300,000 range and 8.4 months in the $300,000 to $400,000 price range. These figures are for the 1st three months of 2007 and are provided by the South Central Kansas MLS and the Wichita Area Association of Realtors.
