Non-Permanent Resident Alien Home Loans in California

 

One of the main things that I love about California is the diverse population. We have a melting pot of many individuals that are coming from outside the United States legally and seeking to make a better life for themselves and their families in the land of "Golden Opportunity!" With that being said, I'm working on a file right now that is close to closing and I feel like I learned the entire system of gaining residency status in the Unites States through it.

If you were born in the United States, you probably don't know all of the hoops a person (let alone family) must jump through in order to gain and maintain a legal residency status in the United States. I'm here to tell you that it is complex and it can be VERY DIFFICULT

My clients are great people and are going to be great contributors to our society. I have seen them work their dreams so far, with the husband obtaining a Phd and his wife on the same career path. My clients go beyond "the deal" and money! I know that I'm helping this family to purchase their first home in the United States and helping them to put their stake in the ground with a roof over their heads that they can call their own. To me, that's awesome! 

I have had several clients call up that thought they could never take part in owning a home in the US (specifically California) and they are overjoyed to find out that I can obtain home loan financing for them. Below is a "definition" of Non-Permanent Resident Aliens and what I need in order to obtain a home loan for them. If you don't meet the requirements, don't give up! Have a plan, work the course and soon enough...you will be in a position to buy a home.

Non-permanent resident aliens are defined as individuals legally residing in the U.S. who possess both a valid visa and work authorization

Here are the guidelines:


*      Borrowers MUST have a valid SSN - no ITINs allowed

*      A copy of the borrower's visa must be provided

*      Verification of authorization to work in the U.S. is  required

*        Max LTV/CLTV = 90%

*        2 year work history in the U.S.

*        2 year credit history in the U.S.

*        Verification of assets required

*        Assets must be in a U.S. account


Acceptable VISA classes:

A series; E-1; G series; H-1B; L-1; TN NAFTA; TC NAFTA

Sorry, no diplomats (diplomatic immunity)

Foreign Nationals may qualify, but a 20% down payment on the home is typically required.
