Negotiations start with staging!

Hello everyone,

I am having tremendous success in Real Estate. I just listed a home last Saturday. By Monday, the painters were there painting the entire exterior of the home, the bathroom cabinets and bookshelves, and family room. During this time, I was bringing in furniture, pillows, plants, arranging furniture, and giving the home an inviting appeal.

It went on the market Thursday, and by Friday I had a offer that the sellers are quite happy about. Meanwhile, all the homes that were previously on the market before I took the listing, still are!

I can't boast enough how important staging is to a home. I will blog my listing within a few days. I would love to know your feedback.

Congratulations Tina! Sounds like you have 2 happy families! If you can post before and afters, we'd love to see them.

Wow!  What a quick sale!  I'd like to convince a seller of mine to have his home staged...  what's the approximate cost of staging?  Or, if you don't wish to guesstimate for the Denver market, do you have some statistics of how much more a staged home sells for, and how much more quickly it sells?  I'd love to hear your thoughts and suggestions!

Tina thank you for sharing your successes here - I love it when I read these testimonies and the fact that you're also a realtor makes it all the more credible to other agents.  We "stagers only" often have a hard time convincing the real estate community of the value of staging prior to listing but it works! We know it! Thank you again and I'll look forward to your next post.

Deanne  - depending on the scope of the project and if I can use their items,  minimum $500 to $3000. I charge a flat fee so the client knows the entire costs and doesn't get nervous if the house takes a couple weeks to sale and will get back to you with the rest

Karen - Sheron (my sister) is constantly telling me to post my successes but I am so busy staging and selling that I forget and with 2 kids...well anyway...I will be posting more as soon as I get a chance...I stage all my listings and they are flying off the shelves!

Yes it is Karen. She inspired me to get out there and decorate because I loved it so much and I couldn't do one more thing to my house. I just love it and getting back into real estate about the same time has just been the best combination. Thanks for asking.

Hey Tina, your sucess, and congratualtions by the way, is testimony to how important it is to stage a house, particularly before listing.  One of these days agents and sellers will come to understand this.
