The Downtown Market UpdateJune 1st, 2007 categories: Condos & Lofts, Downtown This morning I saw several condos downtown.
These ran the gamut from $179,900 to $749,500 and 858 square feet to 2,590 square feet. This being June, it's a good time to see what happened last month downtownish: In May, 4 units sold in Downtown proper, (it may be possible more haven't hit the MLS yet since it's only first and many closings happen on the last day of the month) all condos, from $245,900000 (a big 2nd floor 1 bedroom at 224 N 4th) to $765,000 (3rd floor Buggyworks with tons of windows and 2520 square feet). Also selling were a Rich Street Walk (yes, 2 car attached garages) and 1 bedroom Carlyles Watch. They averaged $252.40/sq ft and a little over 1550 sq ft. In Contract or Contingent from May 1 to May 31 were 34 Properties - all condos representing the complete gamut from the Hartman, Terraces on Grant, Rich Street Walk, Carlyles Watch, Buggy Works, 8 on the Square, Cityview, Connextions, and Miranova. Those in contingent status average $ 265.95 /sq ft and around 1325 sq ft. Those firmly in contract (13) averaged $305.70/sq. ft and 1,617 square feet.There are about 150 active listings in greater Downtown ranging from a $109,900 Yukon studios space to a $1.55MM, 2727 square foot 2 bed, 2.5 bath sweet suite on the 24th floor of Miranova. |
