Investing in the Kansas City Metro Real Estate Market and Your Metro Area
Want to know where the real estate market is booming in Kansas City or your investing area? If you live in a metropolitan area with surrounding communities, such as Olathe, Overland Park, Shawnee, Kansas City, and other areas, one good source for you to consult with is an appraiser in your area. Let me explain.
Appraisers review numerous properties and with the news of real estate scams in the real estate investing arena, mortgage companies are now being required to use more than one appraiser for the properties they finance. So this allows more real estate appraisers to view properties they may not have been able to review in the past for buyers and sellers.
Appraisers see trends in communities they are reviewing for mortgage companies. They watch the price adjustments, number of appraisals being requested, the number of properties reviewed and property updating in an area. As such, they begin to see how an area is drawing attention and booming. If you have an appraiser or two who you associate with, you could gain some valuable information from them.
So, you might want to consider the opportunity of building a relationship with an appraiser or two and helping them out by giving them some business. In return, they may be willing to talk with you and provide you information of value to you. What do you think? Is this a strategy that could work for you?

You are so right. There is great value in developing a relationship with an appraiser. They can also be a source of referrals. Sellers sometimes contact an appraiser before deciding if the time is right to sell their homes.
Marlene, I didn't realize the value of an appraiser until I was at a meeting where the appraiser was speaking to our office about appraisals and he said one phrase that hit me like a ton of bricks. That was "The real estate market is booming in the Ward Parkway area of Kansas City". It stopped me in my tracks and I thought, what a valuable source of information! I knew an appraiser would be a great source in my referral group, but this was a different twist I hadn't thought of before. It was great! Thanks for your affirmation!

I agree completely with knowing appraisers to find out what areas are hot. Not too sure they are in tune with investments since I have to argue with them all the time. But your statement about "Ward Parkway" is dead on. They would know.

Thanks for the insight. To me, being new to the real estate industry, sometimes an obvious resource is overlooked. I mean, if you think about it, of course the guys that are setting the values are going to know what's going on with values in particular markets.
