I was in a Home Show in January and a Realtor/Investor came by, we chatted and off he went like many of the others I talked to. Well he remembered me because two weeks ago he called and asked if I would come see a home that he had in downtown Sacramento. This Tudor Style home was in an older established neighborhood with many adorable homes nearby. I pulled up to the house, which was under a major overhaul, and tiptoed over the floor guys, the electrician, the painters, and the gardeners. The home had tons of potential and I wanted to be a part of the success in selling this gem. My client had put a lot of effort into this project. So I went home with pictures in hand and worked on my Bid. My client's vision was a bit art deco and very contemporary... with some eclectic flair. Right up my alley, yippee!

We ended up Staging the home on Friday. He had the Open House on Sunday... and has received MULTIPLE OFFERS and he is still getting calls tonight. He was absolutely amazed. And of course, I am thrilled!!!

This was such a boost of energy for me. This market has been tough for all of us. I wanted to share my joy with you.

I will let you all know how much it sells for. The list was $449K, 3/2 and 1150sqft, vacant.

++++UPDATE: The final accepted offer was 10K over. We ended up with 5 leads and 3 Stagings the very next week!

We listed a condominium project where the seller had a "model" unit that was staged with furniture in the living and dining room. Sure enough the model unit sold first, we moved the furniture into another unit and that one sold next and so on...each model unit sold one after another. My poor sellers moved the furniture so much they are dreading the next building.  :) 

Congratulations!  How exciting for you and the seller. The rooms are really beautiful.

That is great Eric!  Furniture adds so much to vacants... that just showed you how making a house feel like a home... sells :)

The photos and the home really look lovely. I love the centerpieces on the tables, I can't tell if they're pieces of art or a real plant.

Beautiful...

Excellent work. Was just in Sacramento and saw a house that had been staged and was in escrow. Wish we had more staging opportunities up here at Lake Tahoe. Think it would make a difference.

Wow!  Thank you everyone... what a great way to start the day.  I can't wait to hear the final offer.

We focused on the Living, Kitchen, Dining and the Office, then did vignettes in the Master, Bedroom 1, and Lightly Staged the bathrooms.  We also brought in a rod iron patio set for a sitting area in the backyard.

WOW, i read the article but the only thing I can remember is the price, man that is high.  My house with over 1/3 of an acre in an expensive neighborhood is only worth $150

nice to see a featured post about staging. I know there are a ton of stagers on this site and I read quite a few staging blogs, but not too many are ever featured. Just wanted to leave a quick comment here.

Congratulations Lori - you have done a wonderful job and the resulting multiple offers reflect that.  I really like the angle of your photos and the fact that they do not appear to be wide angle.  My photos don't always look good as I try to get everything in.  Will experiment without the wide angle and see if I can get photos like yours.  Thanks for sharing.

My "other" day job of teaching is finally over and I can put forth all my efforts into my Staging, building my biz, and answering e-mails :))

The artwork is a mix of my own personal pieces and canvases that I have purchased.  I have great resource for the larger canvases and will be doing a Blog soon.  The one that is shown in the office I created myself.  It is on a panel and painted with acrylics.

Marilynn just buy a couple of large canvases and do it yourself based upon the colors in your inventory and the look that you want.  It is much more affordable. You really can't get anything less than $300 for a large piece and have it look classy.  Original artwork is not cheap :)

Hey everyone.  The final offer was 10K over.  The Realtor had 100 people come to the Open and we immediately received 5 calls and 3 Stagings.  Staged on a Friday, SOLD on Sunday with multiple offers......Life is good :)
