From the Florida Real Estate Headlines: Governor Charlie Crist signed a bill last Thursday on Phase one of Florida's property tax reform. The first phase is now a NEW law . This law keeps our taxes the same next year and give us an additional savings of approximately 6% to 7%. Let's hope this will help all of us with this taxing problem of property taxes.
In our local market, here in Pensacola Florida for the month ending in May of 2007, there were 487 residential detached homes that sold. There are currently 5,160 are the market for sell. The average number of days that it took to sell a home was 130. There were 15 residential attached properties that sold and there are 375 currently on the market. Average days on the market it took to sell was 150. There were a total of 47 Condos that sold and the average days on market were 177. There are 1530 Condos that are active on the market now.

Dianne, I have read a few blogs on here about the new Florida Property Tax Reform. I can't say that I really understand it, but all the blogs that I have read seem to be in support of this and hopeful that it will work.

Hi George, I don't know if this is the answer or not, but we all need some relief down here.
Neal, I still don't understand everything, but I know it will help people here because of the inflated prices of homes since Hurricane Ivan. It was all about supply and demand. Taxes went up, but the value in homes went down.

You market stats are much better than ours. We only had 2 houses in our market sell last month.

We just had a new property re-evalution and property value increased as much as 200%. Thankfully, the tax rate has been reduced so the taxes we pay will not increase by that percentage. Coastal areas all over are being hit with this from what I hear. Good luck.
Hello Cynthia, thanks for stopping by. Glad to hear that property value has increased and glad to hear that your tax rate is being reduced. Between taxes and insurance issues here in Florida, it is making a dent in our market. Pensacola Florida has always been a great place to live and it will continue to be a great place. Just hope we don't price average folks out of the market.
Dianne, I know nothing of Florida tax rates. But my dad did live in Pensacola for four years. I would be more worried about the insurance rates. They are unbelieveable! At least, IMO.

Not being a native Floridian he got tired of the yearl hurricane evacuations. He finally had had enough. So he's back in Charlotte.
Chris: I can surely understand that. I don't relish in the thought of another hurricane either, but I have lived here for over 20 years and can't imagine living anywhere else.
My accountant siad this is such a joke..it will not benefit me at really. My taxes are way too high. But I'll take anything.This is a big reason why no one wants to buy here at this time..cannot afford the high rates.
I know Neal,,it will not help me much either. The same here......people just can not afford the high increases of tax and insurance. Something has got to give.
Hello Dianne: Glad to see you will get a little relief in Florida. Appears the housing market has much room for improvement. Since people are having to put more money in the gas tank, spend more on groceries, tax, insurance and what ever unexpected items, they are strapped. But, they do have to live somewhere, so let's hope things will get straightened out on a timely basis. I think we still have some rough times ahead but not much we can do about it. We are still hanging on over here in Texas; alot of people are moving here from other states. Thanks for keeping us informed.
