Well, the mid-year is upon us! In a few hours, the third quarter begins. Where is Val Vista Lakes right now, and where has it been at the mid-year point in the past?

Today, we have 81 homes ON the market, 12 Pending Sales, and 31 Solds year to date. This is actually an improvement over the past 2 weeks. Several homes sold (Pendings & Solds are both UP), and several homes went off market due to listings expiring / cancelling. We still have WAY TOO MANY homes ON the market, or said another way, we have WAY TOO FEW buyers right now. In the past, we would be upwards of 75 -100 homes already closed year to date.

The question pops up occasionally... "Has Val Vista Lakes become old-news?" Well, as a 19 year resident, I can safely say that Val Vista Lakes HAS NOT JUMPED THE SHARK. We have a notable number of homes geting their long-overdue expansions. Color pallettes have been created that will help paint the community with new life. No more are the mono-tone homes the way to go. We are still closer than any other part of Gilbert to the freeway that connects us to the rest of the world. Only in the past year has south Gilbert been rewarded with a new freeway, and they still have a few years of development mess to deal with around that one.

The one thing that will always set Val Vista Lakes apart from the other nice communities, and that is our clubhouse, and the sense of spirit & community that we all enjoy & share. Having the community center makes all the difference, and I still find buyers that are hooked on moving in and becoming part of the Val Vista Lakes "family". So, even with the numbers slightly off, we are still a nice place to settle in. The mid-year is what it is...
